Yeah, I think the Buffalo Bayou Authority owns that land now. It is a unique little monument. I was thinking they could do something like Wynwood Walls in Miami with it.

Access to that area wasn't great until the TIRZ extended Kennedy to Jenson.

Diggity-I agree that Kennedy extension to Jensen helped open up that area for development back there
Do you know if there are any plans for that property immediately to the west of Jensen, McCall and Bryan? That area has a fantastic view of downtown and it sits empty

so this development is around Jensen & Clinton.

I was thinking it was closer to Lockwood/Clinton and Wheatley High School.

Pinto (AKA Ernie Cockrell) owns the majority of that tract as far as I know, so he's just waiting for the right buyer. I wouldn't expect anything quick.

I will be in the market for a new house next summer and am contemplating buying a place on the east side. I love living downtown and a 10 minute commute. My plan is to buy and live in it a few years. I think as far as investment goes, it would be a good money maker. My rental property in EaDo has been solid so far.

Just googled Cockrell; they're obviously in no need to sell anytime soon! They might wait out 10 years for further development

Yeah, they own the majority of the raw land in that area. Very patient money.

Sly and his buddies are trying to pay him over market for (partially) ash contaminated land to build low-income housing, which is a whole nother story!

Agree with you. That area is too close to downtown to be as cheap as it is(was). The rail going through is going to help as well.

Picture below is from May when the Blue Angels did the "Covid Tour" across the country. The East River site is everything on the righthand (north) side of the bayou up to the townhomes at the far bottom right. Zero flooding issues, including during Harvey.

The New Potato bar is across the street. Great great little watering hole with a big backyard. Worth a trip if you're looking to get out and feel normal.

So I actually have a place over here right off Clinton. We have never flooded including Harvey and tax day floods. Even during the worst of these rains, I would go to the jensen bridge to look at the bayou and there were no we're near cresting.

There is a Section 8 apartment complex on the street just north of Clinton next to the park that frequently would provide car break-in buddies to the residents along Clinton dr. Once they built the intown 3 story town homes there that severely limited access to Clinton drive for these thief's so crime dropped dramatically along Clinton Dr. If you park on the street, it's not uncommon to have your vehicle broken into once a year. Last one for me was a $200 window repair for a bag that only contained jumper cables.

You still will have homeless people walking up and down the street, I can see maybe 3-4 times a week would I see someone but honestly they just kept.to themselves. I had a black women for a few years that would always ask for money to replace her colostomy bag so that was always a ton of fun.

As for property values, I bought my townhome in the 180's 7 years ago, it appears the market now has these townhomes at 260-275K so that's not bad. If this development ever takes off that should help a ton. To be honest we have heard rumblings about this development for at least the past 7 years so if we do not see further development for another 5-10 I honestly would not be surprised.

They use buckets? That's pretty sophisticated, relatively speaking. Upstream off the bayou downtown, they just sh_t in the gutters and let the runoff do what it will.

Diggity- I was by there earlier today. Lots of construction underway west of Jensen. Did the Cockrells sell? Do you know what's going up there?

I rode my Bike all through there earlier today. There are a lot, and I mean a lot of housing units going in on both sides of Jensen. The ones to the east are further along, and the landscaping looks like it will be fabulous. The ones to the west of Jensen are not as far along so I'm not sure how they will shape up.

That area will look completely different in a short time.

We've really enjoyed it. My oldest qualified for the subregional DCP there this summer, so we practiced there quite a bit. We've probably played once or twice a month since.

Really liked early morning rounds during the summer. We could be the first off and be back at the house by 8:30 to shower and get to work.

that whole area already looks different. The East side of the HOU is blowing up. The bloody Nickle is in for a rude awakening.
