Huntwick Forest - Champions area

Wife and I are looking to buy our first home and have come across Huntwick Forest off of 1960. Driving through the neighborhood, it seems like a nice community.

Curious if anyone on the board has lived there or has any thoughts.

Is this a desirable neighborhood? Hard to read what the trend is for this area and definitely worried about flooding.

The two homes I've sold in Huntwick have appreciated quite nicely and they've fared well during the flooding.

My grandparents live there. They never have flooded but they're on Glen Erica. Not sure about other parts of the neighborhood. Nice homes on nice lots. There are some areas in a 1mi radius that ain't so lovely though... Consider that. But over all that is a nice neighborhood. Many homes in there are probably just right for a good 20-30% of cost investment in renovation for a really nice ROI.

Huntwick is a classy little area, but around it isn't great and not getting better.

Have you looked at champion forest at all? We have been here 4 years and love it. Good mix of large mansions and starter homes all in the same place.

We debated HW vs Champion Forest. After 3 years, very glad we chose CF.

The closer to 1960 the worse it gets. You can pretend it's not true but it is. Klein Forest is not a good high school.

I work EMS in that area. The closer one gets to 1960 and East towards 45 the worse the crime, homeless and and dirtier it gets.

Huntwick Forest is zoned to Cy-Creek High School. You are on the very edge of the whole district map (Benfer Rd), check to make sure your exact house isn't on a boundary.

That little area has staying power, but everything around it has been going downhill for a long, long time. I would think long and hard before moving into that neighborhood because the long term outlook on the area isn't set to improve, just stay the same and slowly slide downhill.

I grew up in the area, and nothing about it lends me to believe you'd buy an asset that will increase in value/hold value over the long term. There's just not a lot anchoring 249 anymore with HP moving up to the woodlands. CFISD basically divided the district along the haves and have nots with their athletic redistricting a while back. All the old schools north of 290 together, and all the new money south of 290 together. So the district itself is signalling the area isn't their priority.

If you've got a specific reason to be in the area, I can understand wanting to live close but all major employers are moving west along I-10 and up to the woodlands. Its a tough predicament.

Thanks for all of the thoughtful replies. Basically validated my fears with proximity to 1960.. such a shame.

Thinking we'll look elsewhere, with an eye on Champion Forest

Champion Forest, Kleinwood, Wimbledon, Terranova are all good. Just beware of where the flooding can be. Usually the first block of homes coming from Cypresswood.

Huntwick resident here. I bought a house on Glen Erica 17 yrs ago and then 3 yrs ago bought a house in the back of the neighborhood a couple of streets south of Strack.

Half the neighborhood goes to Cy Creek but the Klein portion of Huntwick now goes to Klein HS.

We love it here. No foundation problems and no flooding.

It's incredibly quiet back here and strongly recommend it.

I'm in Terranova West and really like the area. schmendeler is right about the flooding; we saw it with the Tax Day and Harvey floods, and it was pretty much confined to the first block off of Cypresswood.

I don't know how yall say the name 'Huntwick' with a straight face. They had to know when they created the neighborhood and put Wunderlick street nearby.

OP, I was in the exact same situation as you. Wife and I were looking for our first house a few years ago, found the Champions area and fell in love, specifically with Huntwick. We looked at several houses in the neighborhood and didn't find one that worked for us. Had we found one, I have no doubts we would be living there now.

Ultimately, we found a home in Champions about a mile down the road. We have been here for 3 years and love the neighborhood and area. You should be fine with flooding in HWF, but anything closer to Cypress Creek is likely to have flooded and will continue to flood. You will hear horror stories of the 1960 area, but it is not that bad and neither my wife nor I have ever had a problem with it. There are pockets of good and pockets of bad. Feel free to ask any questions.

Regarding Flooding...
Google Earth (not maps) has imagery that was immediately post Harvey. In some cases water was still up, in others you can see flooded homes being emptied. I used it when I was looking at my current home off Cypresswood.

Look for brown water in swimming pools, and lots of cars out front. Looks like folks that flooded had all of their friends come over to help.

If it were me, I'd look more towards Tomball or Magnolia for the safety alone. Your inclination to stay away from 1960 is correct; it's loud and it IS dangerous especially where there are apartments. Also, some residents are upset about the recent notice released by the water management company. Just a snippet of the letter sent out...

Lived in Huntwick for three years. Loved the neighborhood, neighbors, and location. 1960 and the schools are a drag on what is otherwise a great hood. Flooding is not an issue in Huntwick fwiw.

Directing someone for Huntwick all the way up to Tomball or Magnolia is a stretch. If they'd consider CF, then it's just anther street or two to Gleannloch Farms. It's a nicer, newer area, that's not too far away and some of the smaller homes are probably in the starter home price range. That's the sweet spot for the OP, IMO.

BTW, I'm currently selling in Glenn Haven Estates, so look there too :^)
(although that's probably not a starter home subdivision)

House went on the market yesterday in CF. Have to move to Dallas for work (not cool)... listed for 270k so a pretty good starter!

Depends on what one is looking for.

"...all the way up..." lol, It's maybe 10-15min to Tomball from CF. Even faster with the new highway.

I'm curious how tearing out Raveneaux's golf course and putting in the detention basin is going to impact home values.

Directing someone to make an investment in the area is a stretch. Knowing what I know now, hard pass, if I'm OP.
