This is correct. The cul-de-sac streets between Woodthorpe and Memorial are part of Nottingham proper and are basically dual zoned to MMS and SFMS.

There are definitely a lot of young families. I'm in Wilchester north of Memorial. S of Memorial has slightly older demographics I would say (and prices generally confirm that). The Wilchester pool is nice. There's a lot of golf cart cruising going on in the neighborhood.

Fight her the best you can to avoid going further out to the burbs. Neither of you will regret it.

Do you find there's a lot of "keeping up with the Joneses?" I don't mean that in a super negative way, I just wonder what it would be like if my kids' friends, wife's friends, my friends have a lot more stuff, etc.

Just my take on things, but there's probably more of that the closer you get to the Beltway. Just the difference between people who can/will afford $800M+ houses and people who are more in the $500M houses. But that's probably just my personal bias talking. My chunk of NF8 is super low key.

Rummel Creek vs. Wilchester:
Essentially the same racial demographics (68/71% W, 15/12% H, 13/13% A).
Similar English proficiency numbers.
Essentially the same rate of subsidized lunch recipients (2.7/2.8%).

But Rummel has 5x economically disadvantaged? It does't seem to add up.

Understood, but I think they should be the same numbers. HAR numbers seem off but can't say for sure.

There's always a little bit of keeping up with the Joneses, but I'd venture to guess it's much less than what's experienced over in the Memorial area.

I live in NF... I don't see a lot of Keeping up with the Joneses... but if people are being honest, the neighborhoods social groups/school PTA's are all super well run and involved... but extremely cliquey. We've found friends, but if that is something that bugs you, just know that it is really damn prevalent in the area.

Does anyone know what the flooding situation was like in this area? We've been looking for houses in this area too, just hesitant of flooding.

ummm, tons of houses were flooded due to the reservoir release into buffalo bayou AFTER all the rain had stopped.
any house that flooded will have to tell you.
go ask neighbors how they fared. The majority have rebuilt and moved back in.

NF is a great place to live. Never flooded but a lot of the neighborhood did. Super friendly ,NF pool is very active and social. Everyone seams to get along. Kids never went to schools here but the neighbors like them. Memorial drive has been torn up for several years so that almost over. A lot of Aggies, Sooners and Longhorns live here .

99.9% of Wilchester (even south of memorial along the bayou) didn't flood. Parts of Yorkshire, NF, and RC areas did (all south of memorial). Great peeps in all of these areas.

I'm pretty sure west of Wilcrest in Wilchester stayed dry. its slightly higher.

Yep. You never would have known it is an ever so slightly higher elevation but the biggest detention ponds on the bayou are behind Wilchester West.

I live in Wilchester and the only people who flooded often flooded when we got a heavy rain. We were completely dry when the release happened.

Wilchester seems to escape a large amount of dam release flooding, but the southern parts of Yorkshire just to the west took on flooding. From there to the east, north of the bayou the Wlichester neighborhoods largely escaped. Once across Wilcrest tothe east, the southern part of Rustling Pines on Wilchester Blvd and Hermitage were annihilated.
