Values are up...time for my favorite thread of the year! No change in market or appraised over 2016 in The Woodlands. I protested last year and got a significant reduction (reduced to just $900 above my 2013 purchase price), so color me shocked.

7.5% less than our purchase price in 2016 in Kingwood. Went and looked friends homes all across the city, interesting the neighborhoods that moved and the ones that didn't. Oak Forest seems like the largest mover.

Got a question:

I'm buying a house in Kingwood and selling my house in Humble. I would/will like to protest, as I think they will hit me with 10% in either location. If I sell before I file my protest, how can I go about doing that?

Well just when I thought I knew how this system worked I get my 2017 appraisal.

Purchased in November 2013, and pulled a permit immediately to completely remodel the house. Permit closed in 2014, and we move into the house. Our "market" is significantly above the appraised value so it increases 10% year over year... until this year. The appraised value went up 28.9% from 2016. We maintained our homestead, we didn't pull any permits in 2016, and we didn't do any work whatsoever in 2016.

My initial thought was they found the permit from 2014 or figured out the house sold in 2013 and they are trying to make up for lost time. But if that was the case our appraised value and market value would be the same, but they are still nearly $40K different. I'm lost on how this stupid system works.

edit: our market value increased 5.6% from 2016.

No change in value but 2017 rates are not posted yet. I could protest based on purchase price (bought last October) being $2k under appraised but don't know if it's worth going down that road.

No change in market value for me in 77095. My appraised value finally crept up to match the market value though so I still got a bump on what I will owe. Is it worth protesting in that case?

I'm glad market value went down after a huge jump last year that was unreasonable. But, I still think I'd have to spend 20k or so on repairs/improvements to sell it for what they have as the market. If I could sell it for what HCAD says is market value, I would sell yesterday. Of course, I could also be an idiot that got really lucky when we bought and the house has been the best investment ever and I should stop complaining.

Cypress seems to have gotten hit bad this year....

After protesting last year (and "winning" by getting my value lowered less than 1%), my market went up 25% (yeah right) and my appraised got the full 10% hit this year. What a load of bullcrap. Houses around me have been sitting on the market for 6+ months cheaper than my market value, and I'm the oldest house on the block.

They are waiting for tax/memorial day to see if Noah's Arc III, Revenge of the Bayou, will happen. If no flood, expect maximum damage from HCAD. If the floods happen expect maximum damage from Mother Nature.

Yep, you can look up any property tax record either by name or address on HCAD.org. You can also file a protest online.
