    Industrial, not commercial.

There are fire ratings, STC ratings, and R-values to consider.
Everything industrial costs about 10x what it should. Mostly because of the fact that you have to jump through 42 hoops to get anything done. And about 30 some odd more to deal with the regulations, safety, environmental and whatever else is mandated by most industrial clients.

Regulation and paperwork cost money. A lot of it. As do things that are outside of industry standards, which engineers seem to just love specify so that almost everything is custom designed or built for the project and not an off the shelf item.

Spreadsheet, I'm in your neighborhood and I just bought 2 doors from BMC on 249/Beltway for $650 and I got a guy who's installing them for me for $190/door. I'm not replacing my front door but they sell those too. Shoot me a PM.

Cdub, you are forgetting the 40% premium on having to deal with you.

+1 for door clearance center on 45N and install yourself. Did a double exterior french door with internal blinds including ripping out old sliding glass & frame as well as all trim in a Sunday: $549.99

Also hung several 7' solid cores at $109 a pop.

    Well, what was the quote?

We looked at mahogany front doors with side lights and the prehung doors ran anywhere from 1200 to over 2,000.

We did a kraft style mahogany pre hung door without sidelights and that door, unstained, ran $800 I think. It's about another $100 per door for mahogany brick mold.

    Residential:
    • He wants $16K for the front w/ new frame, side lights, and transom
    • He was $2k per back door
    • $20K total...

    Not happening.
Thats crazy, but they are much more expensive than one would think

Dang, so I just bid a crash resistant 10x10 high speed freezer door.. $22k.
And the insulated man doors are about $4k.

So yeh I guess they go up in price quickly as specs are added.

Go check out BMC on 249 and Beltway 8. I have gotten a custom fiberglass exterior door from them to fit in an existing frame and they installed a dog door in it as well. Total was about $250 for a 24" x 78". Then I had them order an interior door on frame that was 32" x 96" that was about $150. I picked up the doors myself at their building.

I did the install of the exterior door since it was just removing and replacing. The interior door went from being a 24" wide to a 32" wide. Hired a guy that does doors for a GC and he did the reframing and install of the door for $100 and after that we painted it.

Yeah I am really handy (just a little lazy) and I watched a video or two on the exterior doors and I can do a pre-hung like I have (2x) on the back of the house, easy... so I will likely take that on myself, no problem...

The front, is a single 36" x 79-1.2" with 2x sidelights, and (what I am told is a custom) transom at the top... it has rotted wood on the framing at the bottom; so I will let a pro redo that for me.
