Tell me about Pecan Grove

My wife and I are looking at moving, and Pecan Grove is one of our options we are considering. Any Ags live out there? What's the commute to downtown like? What's the daycare situation out there? How is the crime? I can look at the stats. I know how to research it. I really would like a clear picture of what it's like out there.

Right now, we live in Copperfield. We like the area, but the commute is brutal, and the criminal element there has seemed to grow over the 6+ years we've been there. Any help is appreciated.

Also, I'm not looking to start and ITL/OTL debate. ITL is not for us. We like being out in the suburbs and away from the city. Pecan Grove seemed really close to the country, and we liked that.

The commute to ITL from Pecan Grove is going to be brutal as well - you basically choose between going in 90, or driving up to Westpark. Neither are good options.

It's a nice little community outside of that from what I can tell. One of my old co-worker's lived there and loved it, but he also played golf every chance he got and didn't have to commute all the way to downtown either.

I grew up in Pecan Grove and my parents still live there. The golf course has been going down hill over the last 10 years with new management making cost cuts etc... The commute downtown is going to suck. You will need to get up early for that one.

Outside of that, crime is very low, usually more high school kids then actual criminals going about. You are right outside of a prison, but I never felt unsafe because of it. Really just don't realize it is there. Most of the residents are going to be to the older side as it is an older more developed neighborhood. It used to be famous for Christmas lighting, people would bus in, contests for best house, etc... That has gone somewhat downhill as well. Restaurants around are just generic places with one decent sushi place. Swinging door is just down the road. Most of the time, you will be driving to Sugarland town center to do anything.

Have you checked out Sugar Creek, New Territory, Greatwood or any of the neighborhoods off 99? Pecan Grove is a good family neighborhood but the daily commute to downtown would be awful.

But Pecan Grove is nice. Safe, clean, schools decent. A much better demographic than sugar land these days but I'm sure that will change soon. The drive from 59 access Sugar Land to downtown is not bad, but from pecan grove it will be over an hour easy

I should be clearer. My commute is more to the Galleria. My wife also works in Bellaire. I've always been "meh" on Ft Bend County. But, we went out to the area last weekend and really liked it.

I would prefer the commute from New Territory. Closer to civilization as well.

The thing is it's only another 15 mins between New Territory and PC.

If PG is where you want to be then what's another 15 mins after 1 hour in the car?

If the OP is dying for Pecan Grove than so be it, but 15 minutes less each way is pretty significant when you're talking about a 45 minute daily commute.

I'm just trying to get some ideas. All I know really about FBC is the crime stories I write about it, so I'd like to avoid the area around Sugar Land.

New Territory is an option. We like the older, established neighborhoods and PG offered an area close to country.

And, I'm not opposed to a 45min to 1hr commute -- as long as traffic is moving. 290 is gridlock and sometimes, it takes me 90 minutes or more to get home.

Have you looked at Telfair in SL?
Really nice houses in that development and right on 59.
I've been in New Territory for 20 years and really liked it but I must say when my youngest gets out of high school in 2017.......I'm outa there!
Wish I was ready to sell now, most homes in my area sell in 1-2 days, for more than the asking price.

Some facts:
Pecan Grove is split 1/3 LCISD and 2/3 FBISD. Lamar kids no longer go to Foster HS, they now go to Lamar in Rosenberg. FB kids go to Travis HS. Both district elementary schools are very good

MUD taxes are some of the lowest around due to the age of the district.

A very family oriented neighborhood. I am on my second house here, lived in PG since '83.

I was working in SW Houston and my commute was 20-30 minutes due to the fact I left the house at 5:30am. If you leave around that time, commute to Galleria less than 1 hour. If you leave at 6:00 am, God help you.

I now work in Katy but commuting was not the reason.

My wife is a realtor. Very few listings in PG. Each one gets multiple offers and gets snatched up very quickly.

With the exception of my years at A&M, I was born and raised in Rosenberg and Richmond. Like I said earlier, I love PG and have lived here since '83. Would be happy to answer any other questions.

I live directly across 99 from PG and work in Bellaire. If I leave my house by 6 am it only takes 30-35mins to Bellaire. I take some backroads as I get closer to avoid the ****ty 59/610 interchange...but God help anyone who thinks they will make it to 610 in under an hour leaving after 6:15. Westpark is even worse from a traffic standpoint so unless you really enjoy paying to sit in traffic for an hour + each morning I recommend avoiding at all costs

I live off of 99 and Mason (Fieldstone) which is basically the back side of Pecan Grove. I get to work near the medical center in about 50 minutes each day leaving at 715ish and arriving slightly after 8am. I travel down 99 (using the tolls) to 59 and head into town.

Westpark from my house is about the same amount of time in (50 minutes) but it is much more expensive due to tolls so I don't use it very often.

Going 99 all the way to 59 does help the commute a little compared to taking 90 through Sugar Land. I avoid westpark like the plague in the morning. I live in Waterview Estates so we probably have identical drives, I just leave early so I can avoid as much traffic going in and leaving from work

One nice trick on the way home is you can cut through River Park to avoid the 99-59 intersection.

Yea that cut through the neighborhood is way better than fighting through the 59/99 light and all the traffic from the shopping center right there

I grew up in Sugar Land and spent tons of time in Pecan Grove. People that grew up there love it...many of my friends who grew up there wiuld not consider living in any other OTL neighborhoods and now live there.

Most homes are about 20-30 years old but well kept. The neighborhood is pretty tight knit and the homes are not cookie cutter style like newer subdivisions.

The commute will suck but there arent many options for nice mature neighborhoods with low taxes, great schools, and great demographics surrounding a country club golf course. Neighborhoods like first colony, telfair, and new territory do not offer the same. Greatwood is probably the best comparison but the schools arent as good.
