I like the Hunger Games reality show motif. Put Snake Plisken, the Godfather, Rahm Emmanuel, Ty Cobb, and some guys from 9th Ward in there, and see who makes it out.

If you are not going to demolish it then why not gut it, make sure it gets back up to code, and then just use it as an event center....I am sure rodeo could use it during their season and so can other business conferences, sporting events, etc....
