Shot in the dark here...my wife and I are looking for a lot in the 77079/77024 area (East of Kirkwood/South of I10 and in Spring Branch ISD). Most likely we will have to find an existing home that could be a tear down as we are looking at building.

We have been looking for 6 months and know we could be in it for the long haul. Contemplating a letter campaign as well to search for possible private sellers.

If anyone knows of someone that is thinking about selling and doesn't want to involve a realtor please PM me.

there are a bunch in the $1MM range in the villages that i did not list. You can use the map search to find tear downs by setting the top price range to something you think is reasonable to pay for a lot w/ teardown.

Btw there are 3 cul de sac streets just west of kirkwood, north of memorial that are actually part of Nottingham, not Nottingham West. Gives you Wilchester, Memorial, Stratford.

Are you set on a tear down or also looking at buy to remodel or previously remodeled?

Budget?

Cclearman..we have considered everything (new build, major remodel, and those already remodeled). I think at the end of the day our preference is the newer home (If I could find one already built it would save me the pressure of going through the building process).

As far as budget, I think the Villages proper are going to be out of my range (unless we built on something like Bunker Hill Rd, which I don't like being on a major street). So, we have concentrated our search from east of Kirkwood to just inside the Beltway. The goal being we get some combination of either Rummel, Wilchester, Frostwood, or Bunker Hill Elem going through Memorial Middle and then either Stratford or Memorial High.

Have you checked out Thornwood?

All the lots in this neighborhood are for sale. I think all the lots are half acres. Nice quiet area, most of the houses are empty. Or maybe they are waiting for something commercial to scoop them all up.

I bet that neighborhood is mosquito heaven being right next to the reservoir.

Duncan... I know there is one set to take down on Barryknoll and Yorkchester. Not sure if they have a buyer yet. You might have your wife join the Wilchester Women's club always emails floating around... what else are the stay at homes going to do!! Anyway, in advance, welcome to the 'hood...

Inlaws live in Hunter's Creek. I would look there smaller older homes but could be a slightly better value

I'm from the Stratford area (Westchester/Nottingham Forest VIII)... not a bad idea. The folks in that neighborhood aren't getting any younger. Also there have been rumors of a City Centre type development at Memorial and Dairy Ashford, not sure how that's effecting prices right now.
