We put in an offer on a house today. Need to line up an inspection with the quickness.

We're pretty sure this house at this price is "too good to be true" so we want someone who is thorough and has lots of experience finding foundation, flooding, termite, and electrical issues. This definitely isn't the type of inspection where it's a formality and someone needs to come in and kick the tires.

Our realtor, who we trust (so far) has recommended Fox, but we'd like to know some other reputable service providers.

The guy buying our last house used Fox and their report had EVERYTHING in it and was very detailed. It put them in a good negotiating position to have us come down some on the price. The guys we used when bought the house a few years earlier missed a lot of stuff. I've had a few friends use Fox and they were very pleased. Warning - they are not cheap.

Fred Willcox, Willcox Inspections. Tell him Erik and Chelsie recommended him. Wife used to use him on her construction cases. He's looked at several houses for us.

I have used Hedderman Engineering twice and have been very pleased both times.

I recommend Fox as well, I've used them two times now and they do a very thorough job.

I definitely recommend Fred Wilcox. He is an Ag and was in F-2. I think class of 80 something.

He is on the Texas state inspection board that writes the requirements for inspectors. He does a very thorough job. I've used him several times.

We used Mike Johnson (Gordon Fox actually did our first house inspection back in 2001, but he rarely does inspections himself now) and were very pleased.

What range are we talking about for an inspection? $1000 or less?

Our realtor told us the price would be based on square footage. We were looking at a 1500 sq ft place, and she said it would probably be about $400 or so. Extra charge if they've got to crawl under the house.

Alas, our offer on the house fell through, so we will not be needing any inspection services at this time. I've jotted down these names for future reference though. Thanks for the input.
