First time home buyer here and closing on a house built in 2020 middle of November. Curious if purchasing a home warranty would be worth it or not. House is located in the Aubrey area.

Does anyone have pros and cons of them? Suggestions on what companies are good? Home inspection came back extremely positive with no major issues at all.

Any insight would be helpful.

Piece of advice, make sure the HVAC warranty card was sent it. Previous owner of my house didn't do it and Carrier's normal 10 yr warranty was reduced to 5 - mine died at 6.

When we purchased our first home in '07 our realtor pushed us to get a home warranty w/ american home shield. Since we were first time home buyers and were also buying a home from the 1920's we did. It was a complete waste of money and time. We only had a couple issues with the a/c and a electrical issue but they only patched them and were in and out in 10-15mins. Open another bank account just for home repairs and direct deposit 100-200 each month (more if you can) and you should be good.

I think it depends on what you find out from your inspection. My realtor added in the contract that the buyer would purchase warranty for us, and we chose American Home Shield. We actually used it at least 6x in the first year for issues stemming from electric to plumbing and definitely got our money's worth and then some.

Now if everything was recently upgraded then probably not worth it.

We got a free home warranty for a year as part of the sale. It's a really good idea to get one if you are interested in paying a nominal fee so that the warranty company can send out an extra sketchy contractor to tell you that what's wrong is not covered.

One of the biggest scams around. I got it when I was young and naive and when I needed it, they made it near impossible to get anything taken care of.
They are in business to make money. They do that off young naive couples that think this protects them.
Unless the seller is paying for it, absolutely not and even then it's a waste of time filing a claim.
FYI most realtors have agreements or deals with these companies and really push for them.
As a poster above said, save your own money in a separate account and use when needed.

Do not do it. Just save money each month towards repairs. The warranty companies aren't there to repair your home. They are there to make money. They use marginal repairmen at best and will do everything in their power just to fix not replace.
