2022: A reasonable 13% Market increase last year, of which was capped at 10%. Made sense, value was in the ballpark for comparable sales.

2023: They decided to increase another 19%?!? So they think without doing anything, and in a stagnant market, I could get another $100k from an unsuspecting buyer?

My market value is up 76% as compared to the post market adjustments they applied the year after we purchased and there are no structural changes just new paint and new landscape.

Oak Cliff rent house: up 35%. Land up 17%. Improvements up 45%. Since 2020, this 1300 sqft house in the real Oak Cliff is up 115%.

Up 20% from 2022 here in Lakewood. Lol. Last year they tried 15%, fought and got 1%. Time to fight again.

Damn. I have a free protest this year because I got a 2 for 1 last year. Not sure how it'll turn out, they only got about a 4% reduction last year iirc.

I understand it's impossible to review every property individually but because of the size and shape of my lot, I find the valuations particularly egregious. It's not a good candidate for a teardown new build and I just think the valuation of the land is totally preposterous relative to my neighbors

My house is not the biggest house on my cul-de-sac, nor does it have the biggest lot by far. But for some reason my house jumped up over EVERY house on my street for this year. A 95k increase when the other houses all jumped up around 50k.

Is that something that can be used in protesting??? My house has always been at least 20k lower than my neighbors (who has a yard 3x mine and a bigger house), and now this year it is going to be 20k MORE.

I use Chandler crouch to protest mine since I'm in tarrant county, but now I wonder if I would be better protesting myself. I doubt his generic system would account for using my neighbors values to support a larger decrease of mine.

Thoughts??

Yes, I would think that would fall under the "equal and uniform" category. The woman I worked for one summer had a whole model built for that kind of protest, but I don't recall the details. The protesting firms probably have something similar, and know best how to go after it from that angle.

I would not protest your self unless you've been bribing the appraisal district for a while.

My first year i protested myself. I got nothing. Did all the research did comps on my street etc. they said no. I was pissed I went to the company I posted before in this thread and protested again the same year. Showed them what I used. They walked in with the same data. They won and got a 0% increase.

Protesting these aren't about logic. It's all about who you know.
