We are about a week out from the new values being updated.

Call your shots.

For homestead, I fully anticipate an increase from capped value to their assessed market value (~ +2%), but am bracing for the full 10% cap increase and market value increase.

My appraisal was re-evaluated in 2018 and 2020, but somehow escaped with no change last year.

Posting this question here because it gets more traffic than Rockwall.

We bought a 1 acre lot in 2021 and started construction same year. Finished and moved in last year from another house in Rockwall. There are only a few finished houses so not a lot of good comps.

We are essentially boned on the valuation this year, right?

That was my general thought. I checked the appraised value today, actually went better than I thought it would. House was appraised essentially at build + land costs. Better than I expected for having no homestead cap.

Question - I just moved in last year and filed my homestead exemption last month but it hasn't been applied to the property yet. Once my exemption is applied, am I still afforded the 10% max increase over previous year on the assessed value?

Not in your first year of owning the house. They will take it all the way to full value. At least that's what the did for us, but we protested and they came down to what we paid for the house. Just had to send in a closing statement.

Edit: based in Dallas county.

Any recs for Collin County protest groups? I used North Tax Property Tax Services last year and they didn't get anything but the courtesy $30k reduction.

I bought my house in summer '21, it was assessed at $467k, about a 5% increase over the '20 assessment. And yes we did pay over $467k but now I'm at $728k now with homestead only capping $10k of that. This is getting painful.

Yes. And if they don't get you a reduction they do the next year for free. I've had great success with her. Used her for a decade.

I've used Texas Tax Protest last two years. They saved me a lot year 1 and a little bit last year which seems to make sense. Got my email from them today to get going.

They charge $50 up front and then credit that to any savings they get you.

next year. its all based on ownership as of January 1 each year and begins the year following.

When is a homestead value "capped"?
The new prorated homestead exemption for owners that did not own the property January 1st, is not capped until the year after they own the property on January 1st. a. Qualified for a prorated HS January 2, 2022, or later, the first year the property will be eligible for the CAP is 2024. The new legislation specifically says that for purposes of the homestead cap a prorated exemption is assumed to be filed the following January 1st.

I think they pushed it until April 21 for Dallas County. Probably delayed in part due to the ransomware attack late last year.

Holee sheet; just opened an envelope with a 36% increase in appraised value on a rental property in Denton. It is every freaking year now, these % rate increases are unsustainable. At what point do you actually just stop owning a property and become a vassal of the county/state.

This is the number reason to look at rental properties out of state. We never intended but once all the appraisal values became stupid and you realized you are paying more on tax than P&I it just was hard to fathom.

Denton County here. Appraised value up $147k fing insane. Homestead cap reduced $102k of it. Astronomical and ridiculous.

Every year I forget the rule.....they will raise your appraisal value to whatever they want but your tax can only go up 10%. However, they will just keep hitting you with the 10% every year until they catch up with appraisal value, correct?

Yep, if you don't appeal. That's why the appeal is critical. It may not reduce your tax this year but everything you give up this year, gets you next year.
