I like Marble Falls ok, but Howdy is right about 281. Slow going making your way through town.

Burnet does seem pretty far out, but Liberty Hill is absolutely exploding with growth and I am even seeing some activity out towards Bertram.

We looked a neighborhood up on the hilltop just west of Burnet. Can't remember the name, but some nice views from up there.

Eagles nest or something like that? Cool view of 29.

I'm not a fan of the liberty hill style or vibe but would move out to area surrounding Burnet pretty quick if I came across the right couple of acres. Spider mountain, inks lake, lake Buchanan, reveille peak ranch, etc and all the more closer to other hill country fun...while still being close enough to get into Austin if necessary

this is the area we've been loosely eyeing (assuming we stay in texas), but by the time we are ready to make a move in a couple years, it'll probably be too late.

You're not answering the question! I picked a general area. I have no interest in living in Austin. Just curious what others think about the surrounding towns. Georgetown? Hutto? Liberty Hill? Dripping Springs?

Maybe I'll just move back to Aggieland....


Dripping Springs is nice but getting too crowded.

LV is still really conservative... at most points of education. Its nice when I know a majority of the school board personally and know their mindset.

It has its issues, though.

East side of town is finally blowing up between Samsung, Tesla, and the Parmer East Village shopping center they are building. My guess is anyone living in Manor or Pflugerville will see it become as suburbanized as RR and cedar park over the next 10-20 years.

If you are looking for a place that won't grow, I think the meth heads in Jonestown ought to keep the population growth at bay for another 5 years or so.

Yep. I was out that way last week. The growth on the west side of Cedar Park on 1431 towards Jonestown is substantial.

I grew up in Burnet and currently live there. I work in Georgetown and the commute to and from work is about 40-45 minutes. All of HWY 29 East of Bertram is blowing up real fast!

Yes it is. Happened to be in Liberty Hill a couple of weeks ago when school was letting out for the day. Took a while to get through town.

What does everyone think about the Kingsland / Granite Shoals area and prospect for growth? Curious how long it will take for that area to feel the impact. We just bought some acreage there and plan to build in the next 2-3 years.
