Looking for a home inspector to do a laundry list of items/warranty to address before warranty is over. Time frame is to have it done well before summer starts.

If you have a list already, go ahead and send that in to the builder.

If you need an inspector, I recommend Joey O'Brien with InspectIt Austin. He's one of the few inspectors I've been around that does a decent job and has an idea what actually is building practice and not.

I'm a home builder and I see quite a bit of people waste their money with crappy inspectors.

I used https://inspectitaustin.com/ last year for our new build construction at the framing stage and the final inspection before closing. I plan on using them for my one year warranty coming up soon.

I had my initial list that got done but now that the two years is up this summer I need to get someone lined up before warranty is over.

General inspection is worthless IMO. If you aren't doing TV inspection of fireplaces and sewer systems, then you will find only stuctural/general stuff. Not that structural items aren't irrelevant.

I did the same process of doing an inspection with an inspector to find punch list items, we found several things, about 1-2k in work, none of it major but it was free to have the builder take care of, other than dealing with the builder.
