It's a sliding scale, I thought pushing through the $750k on the Plug & Play thing was a goofy waste of money. But compared to giving $50+ million in city assets to the private ballpark company (but the public can use it when nobody else wants it!) wasting $750k seems downright frugal.

I'll text you. If you want to talk about stuff, I am open to it. There is lots the city can do to promote prosperity.

But it doesn't involve flinging around millions in taxpayer resources or creating a burdensome-to-navigate-unless-you-do-what-we-want regulatory environment in an effort to shoehorn the economy in a certain direction.

It involves making it easier to do business here in a way that makes sense to do business here.

Yancy, et al, are going to throw a lot of goodies their way. That's the M.O. of both sides of this thing. The city and the developers are both publicizing it. So they probably have already landed on numbers. The only ones in the dark are the taxpayers getting gigged. The gigging might come in the form of discounted land, free infrastructure work, and/or TIF. But Bass Pro is notorious for duping cities into coughing up goodies (look it up, they're notorious) to chase bizarre retail pipe dreams

That's not a rendering of the CS store, just a store. The CS will not be that big.

100,000 is pretty big. Close to if not slightly smaller than the typical Lowes or Home Depot. I get the sense that some folks are just assuming that our community cannot possibly support the massive size Bass Pro Shop they are accustomed to visiting but the one in Katy, according to the interwebs, is about 130-140k. Bigger, sure, but the store they plan to build here aint gonna be a Bass Pro Shops Pantry...

The Home Depot here is 97366 sqft, so roughly the same size. Not too shabby

I think the concern is that it could be another empty big box location in the future if our vibrant fishing community is unable to support it well enough.

Good grief. I've been to the Springfield location. I knew it was big, but I didn't realize it was that big compared to others.

The Bass Pro Shop in Bossier City, LA is 106,000 sq/ft.

My over/under was way too cynical. I am switching to $2 million. The rosiest projections I can think of might be that this will bring in $700k in taxes per year ($40 million in revenue in sales, a big chunk cannibalized from incumbent businesses, and $20 million in property valuation). Apply a 7% discount rate over 10 years, that's $5 million. If they go more than half that, I would be surprised. But the 380 team is motivated to give money away (still surprised they did the $50k to ViaSat after the fraud revelation). Also, the other side is excited. So I am going to go with 40% of rosy projections, $2 million. We will see tonight.

Last year a 100,000 sq ft Bass Pro Shops opened up in Odessa, Tx. Truly the states premier fishing destination.
