As long as we have medians, high taxes and rents, who cares if anybody is actually occupying it.

I thought so. I drive by there a time or two a day and noticed that no one was there and the interior appeared dark.

It's tough times in the restaurant business.

A lot of the problem is the economy. With the two to four years of accumulated inflation of labor costs, supplies cost, space leases, etc, a lot of people just cannot take a family out and pay what it takes for a family as often as they used to. Many that do, go to less expensive fast food restaurants at half the cost of the sit-down dining restaurants.

Sure, the nice sit-down restaurants have higher quality food and a nicer dining experience, but if people can't afford it, they can't afford it.

If people just change their dining habits half the time, it would have a huge impact on the traffic in restuarants.

I sure wouldn't open up a new restaurant now.

This is occuring in many, many locations across the country, even with the national chains closing locations.

Seems like other BBQ places are doing ok (C&J's), and I've been noticing business dropping off at Fargo's for some time. Had heard anecdotes about the quality slipping since the last move. In reality, who knows. Maybe the local market is BBQ saturated too?

No, it really wasn't the same. Last time I went, the potato salad was still great, but the brisket and rib tips weren't.

They really should have stayed in the original location in north Bryan, as it was heavenly stuff then.

Business evolved as popularity increased due to Texas Monthly Top 50. They used to be cash only and had to start taking credit as business increased

I felt it was still good at the MLK location but have had good and bad experiences at the newest location.

Still, Alan, Belinda and Reese are good people and I hate to see them close.

I'll be going by tomorrow for sure to say my goodbyes and get one last taste.

With asking rents too high because all the owners of said commercial properties bought or refi'd when the rates were low at values too unrealistic.

So now, they have tenants who can't pay asking rents but they don't want new tenants to come along and pay lower rents because that decreases the NOI and thus - proves out their property (and loan) are over valued. So they will continue to ask for rather high $/sf in the hopes someone will come along and pay it.

More of this is going around for sure. Does anyone know if it was like this in 2008? I don't recall it being that bad then when I was in high school but maybe I'm wrong cause I was more focused on other things then.

Quite sure rent wasn't the issue at that particular blighted property.

Too many restaurants per capita in this town that has been building up for quite a while and this summer seems to be the peak of the inevitable correction.

Good craft BBQ is expensive and a number of highly thought of places across the state have closed recently. They all cited high costs and low margins and customers just not coming in as often.

The restaurant business is really tough right now.

This just ain't happening in College Station, this is happening everywhere. This is the economy! It's the worst we've ever seen in a generation. Wait until next month when rents soar, and folks are paying an extra $200-300 a month as the new higher leases begin. More businesses will close because who will have the money to eat out?

Well, historically low unemployment along with equity markets at all time highs . . .

Rents are stabilizing some. Some businesses just don't last its part of reality . That said, ridiculously high property taxes and doubling insurance rates are fueling a lot of these rent defaults, evictions, and closings.

These days, bbq out, especially for a family, is too expensive to eat with much regularity.

Fargo's opens at 11. They are not taking pickup orders.
Small line is forming.

Residential rents are stable and even down in some areas, but what I see is that commerical leases are still going up some.

C&J is the only BBQ in our regular rotation. Kids eat free on Wednesday night. The kid's meal cheeseburger is $8.50 and includes a drink and your choice of fries/side/chips. My 8 year old usually takes half the burger home because it's nearly the size of an adult burger. Other kid's meals are $7.50 and plenty of food.

I was never impressed by Fargo's, even at the old location. Brisket is always dry.

BCS continues to be a black hole for good BBQ. 1776 is the closest thing we have

Businesses come and go. I liked the place when it was in the original location. I would be thrilled to hear them go back to the way it was done originally which was more like a food truck than a sit down restaurant.

Limit 2 on briskets is pretty standard at HEB, especially when they are on sale or in the weekly ads.

I was really impressed with Blue Moon BBQ in NE Brazos County out on OSR.

It Made the top 50 book.

Last visit was 2016. Tried to enjoy my lunch, but somebody from a certain political party was trying to rally support for the 2016 presidential election. She went table to table.. Never went back after that.

i think you mean a black hole for elite-level best of the best BBQ.

Good BBQ isn't that big of a hill to climb.

May I add, very few BBQ establishments serve elite BBQ on a consistent basis if at all. Restaurants are simply not set up to provide. If they were, it would be very costly to the patron

This. As with taquerias, some of the best bbq in Texas is found in humble gas stations…many of which have not been discovered yet by Texas Monthly and their ilk.

Same, I found their BBQ to be pretty sub par. I think that is likely a bigger cause for the closure; the medians and taxes and such just sped up the closure.

I saw zero difference from the quality of their old location to their newer location. It was always above average but not great BBQ.

Fantastic people. Wish them all the best.

yeah, no. Unless you fall in the category of people who call chopped beef sandwiches "best bbq," then sure...
