I have never eaten anywhere at Century Square. I refuse to pay to park to eat when there are as good alternatives in the area. Just me though.

I do go at times to Frontier Title and park across the side street and have never received a ticket. I guess they assume that those persons parking there are going into the few professional offices there?

Friday night it was $4.xx for 1.5 hours. Sadly it's getting stupid. I usually park in the garage but it was the concert night and just wanted to eat and go back home

Bennigan's is a 500k investment with a 50k annual royalty and %5 profits to the big guys. Not sure how you recoup that. No way I'd do that at the old Mo's location for a $10k monthly lease and no free parking. These places need a steady flow of regular customers.

Maybe the city should buy Mo's and give free parking and discounts to the citizens that pay taxes. Make it OUR place.

There's no way on God's green Earth the lease there is $10,000 monthly. That space prob rents for $40/sq ft plus NNN/CAM. Judging it to be probably a 4200 sq ft space, not counting mezzanine and patio, that's a $14,000 base rent. The NNN/CAM there has gotta be at least $12-$15/ft, So, conservatively, that's an $18,000 gross rent minimum. Willing to bet it's much more.

We have a family trip to SF set up in October for a wedding and Swensens is the place I'm looking forward to going most. The Sticky Chewy chocolate ice cream was legendary. Of course, its probably pretty unrealistic to think it'll live up to the hype I've created in my head channeling my childhood but still looking forward to it!

By 500k investment you mean into the build out or paying Bennigans directly for the right to use their name? (And then build out is separate)? Because if its just to pay Bennigans for the rights I'm pretty sure that's very very negotiable at this point.

Obviously, I'm not in the commercial real estate or restaurant business. Would a place like Mo's be expected to take in more than $20k a month? The only times I've seen it packed are drinking holidays and game days. I've never been there past 9pm on a regular weekend though.

They'd need to pull in $650-700/day just to cover the rent. That doesn't sound bad until you throw in everything else they have to cover.

Not worth it. With the price of rent around here, we are going to lose more mom and pop places in favor of national chains. If I'm a mom and pop, I'm opening a food truck because NNN is crazy here.

A $20,000 rent would translate to them needing $240k sales monthly minimum to be viable.

Good point - I didn't think about the big truck problem. My tiny Ranger fits in fine.
