Sumlin's ability to pick, sign, and follow through on talent is suspect at best. If he passed, it might be a good idea to call them.

May I suggest that instead of shoehorning your lifestyle into someone else's concept of "lifestyle",
you spend a little less time planning/designing it with an architect - residential specialist ... instead of modifying and regretting built-ins, even walls in "the wrong places"?

Residential Architects also marry well your expectations in builder services, as well as project demands to their talents, based upon past inspections to conform to CODE/plans. They then seek out street talk as to who's too busy to watchdog your project build. As far as design costs, you either pay either way, be it pre-built or post-built, as it's a bona vide build expense. A good architect will also work with your favorite builder during design to insure no harsh cost surprises when plans are finished and bids arrive to total.

Travis Lyon with Lyon Homes. He built out house 6 years ago. He made it such an easy, painless process. I would use him again in an instant if I wanted to build again.

Regardless of new or previously owned home, get a professional engineer to inspect the foundation. We have tremendous issues with our clay soils. On a new build, ask for the foundation specs for your engineer to review.

And don't think the high end builders do everything correct. Just recently a building had to take back a home valued at more than a million dollars do to foundation issues just in the first year of occupancy. I bet it will cost him hundreds of thousands of dollars to fix the problems...if they can be fixed.

I have built two homes in BCS: first one by Randall Pitcock - beautiful and very accommodating. We lived in it for 9 years and sold it at a nice profit. The second home in Indian Lakes by Mariott. Larry and son, Coulter, are great guys and very responsive and accommodating. We have an awesome, well-built home that came in on-time. Any home you build, no matter the builder, will have overages. There is no way predict these. I felt that will the way the Larry Mariott provided a transparent list of his cost/labor/supplies - to every nail - gave me confidence and allowed us to "line item veto" or shift costs & minimize overages. We are very happy and hope that helps

Whatever or whoever builds your house, the most important aspect of the house you will build has to be the design! I don't care who builds your house, if you have a crappy layout, blah design, or a plan used by a builder over and over......good luck with that!!

Before you go talk to a builder please consider using an actual architect that actually knows about design, and transforms your ideas and likes into a floor plan and elevation that you will love and can then take to a builder to help you transform that plan and elevation into an actual house!!

Trust me, it's money well spent!!

Work directly with the builder and avoid middle men.


Also, get a move in date in writing with provisions for deadline not being met.

I've never had him build a house for me, but I can tell you, unequivocally, that he is a stand up dude.

Just completed an addition/remodel with Crowley. Definitely not the cheapest option, but the quality is spot on. I would definitely consider at least getting a quote. Any overages were upgrades that we chose that weren't in the original bid.

We also had Ellis bid the project. They have a very good reputation as well.

I am more than happy to share more if you are interested.

Top Line Homes does fantastic work, and a some of the money spent on subs is lower because they have a plumbing company in house.

Caleb is a great guy, one of the first calls I'd make if I were building today.
