All the investment into infrastructure and surrounding developments around it won't take full advantage of it. Not to far down the road but still a plus for Bryan. Just hoped it would finally push west Bryan development into a reality!

They didn't have a choice in the matter. It made no financial sense to keep going once A&M made the offer to build at Riverside.

Still a huge win for Bryan. With that many students on that side of town, retail, restaurants, and apartments will be greatly needed. Fantastic news!!!!!!!! It will greatly add to the tax base for Bryan!

Maybe not dollar for dollar but utility work and clearing boosted the value and I'm sure Blinn will take advantage of that.

Not a problem for Bryan since city limits go up 47 right to Riverside. My guess - Bryan city limits totally or nearly completely surround Riverside within 5 years.

Riverside is a better location across the board. Plus the traffic along 2818 is already a nightmare and the student population of Blinn would have made it exponentially worse, IMO. There are still good things to come for that area.

The exisiting plot of land can be sold to industrial or commercial interests. Wouldn't an HEB or something be good there?

I've been thinking that HEB would be a good fit there. I heard they were looking to open up one or two new locations in BCS.

The increase in traffic over there in the last year is unbelievable. The overpass has helped greatly.

It would have been a great thing if it had happened. To cut to the chase, we live in the neighborhood behind Jane Long Middle School and it would have increased the resale value of all the houses in the area.

That said, the infrastructure simply isn't in place. Leonard Road would have become hopelessly clogged with traffic as it's a two lane road. Between the college and the middle school, traffic on 2818 would be at a standstill twice a day.

An HEB would be great. Let's hope for more development in west Bryan.

At an average cost of $42,000/acre, Blinn may be stuck with the land for a while. Much of it does not have highway frontage, so cutting it up will not be so easy.

They have $46.5 million in bond funds earmarked for the project, and will ultimately save at least $10 million with the move. They can well afford to hold onto the land for a while.

In some ways, the move is to the RELLIS Campus was a great move for the city of Bryan and Blinn.


What I don't get is Blinn saying the that the campus that they build on the RELLIS site will only hold 2,500 or so students supposedly the same as the same amount as the West Bryan Campus would have held. But they intended for the West Bryan Campus to eventually have about 10-15 thousand students. Will the new campus not have that many? And if that are eventually projecting for 15,000 Blinn students on the RELLIS campus and the TAMU System expecting 10-15 thousand students the would mean a potential of maybe 30,000 students in that area.

30,000 students in that area would be a huge boom for far West Bryan. Maybe highway 47 will begin to develop. That area is perfect for Castle Gate style subdivisions.

Does anyone know why the TAMU Health Science Campus in Bryan isn't growing as planned? There were plans for a huge campus but there have only been like 2 or 3 buildings there for years.

There are private schools. Brazos Christian resides on that side of town and St. Michael's is close. Public schools are not the only option or choice for each family, especially those with higher incomes will certainly consider private.

Also, by having higher end residential homes (which that area is developing) will have a residual effect of increasing the neighborhood schools.

There's not a lot of difference at the high school level, imo. And some elementary schools in Bryan are better than some in CS. It's not so cut & dried.

At what point did this happen? I remember a day when Bryan had the better schools. What happened? I'll tell you, College Station was my accepting to development, and eventually begin attracting middle class families and Bryan did not. Bryan allowed for more Habitat developments and Family Dollar and Dollar General type centers. Recently Bryan has noticed that College station has been building more homes in the 2,500+ Sqft range and begin offering incentives to builders for building homes in this range.

Bryan has come a long why, but it still has a long way to go to catch back up to College Station thanks to the bad leadership we have had in the past.

Any of you see any large companies wanting to come to that area of town because of the new campus? For example; Intel, Boston Dynamics, Dell, hp, etc? Those are the types of businesses/neighbors this campus hopes to attract.

Right now it's hard to imagine because that area seems so far away, but we were saying the same thing about South College Station just a few years ago.

Sorry, meant that specific location in Bryan. When I worked for the University I'd regularly go out to riverside for various things and always thought it was a crazy nice underutilized area. I had a lot of fun working out there.

The problem is that the idea of CSISD being much better is deeply ingrained in people that live in BCS and people that visit. You talk to most college kids that go to A&M and they avoid Bryan outside of downtown. Is it fair?, no. However, Bryan did itself no favors letting the main roads to from College Station fall into disrepair as it relates to the surrounding area/retail.

There is one reason only for the superior development of College Station. WHITE FLIGHT ! You can argue other things but that is the bottom line. Bryan has always had the predominence of minorities, both black and brown, in the schools. People could escape that by living in College Station. Hence the growth and money has gone south. That will even out over the long haul and the wave of minorities will eventually wash over College Station. Ironically, white flight is the reason I like Bryan better. It seems to be a more authentic Texas town than College Station. Neither city will ever be utopia however.

This is so dumb. Bryan isn't some urban center large enough to support white flight. College Station is much larger right now than Bryan has ever been from a population stand point. I hate hearing this around town all the time. Just because some white people moved to College Station over the years doesn't mean it was white flight. Bryan has always been a heavy minority town.

To add, it is becoming more and more common for people to look for land that is inside BISD due to people growing tired of the cookie cutter neighborhoods in College Station and the high price of land within CSISD geography. Also taking advantage of the boom in profit for those selling in CS right now. Franklin and Iola are also seeing more and more growth from people trying to escape CS taxes and high price of housing and land. Is that white flight from CS too?

Flight is used in a more general sense. It includes those who flew from Brysn to CS in the 80's and 90's as well as where those from out of the area chose to land.

Many white liberals in CS would never want to admit it, but the main reason CS grew faster than Bryan was because people wanted the lily white suburban experience and not a diverse town.

Before any of you start buying property out here and building your dream homes, you might read the story about what Saint Gobain plans to do with their plant in the industrial park. That added pollution will be just across from Jane Long School where hundreds will breath that air everyday.
