Looking for advice about this area. Seems cheap and I'm looking for retirement land on the water near college station for about 10 years down the road. Thoughts for those that know about the area?

It definitely isn't on the water. It is kind of an odd place to me, some nice places, a few not so nice. I have a couple of lots on the runway, you can bow hunt if you join the hunting club.

Yes I assume fees pay for the greens and the air strip. I don't fly planes or play golf but I believe it's pretty cheap hoa. I pay $505 a month in corpus, so maybe to me everything is cheap compared to that.

Last year, we drove through there and looked at a few lots, but didn't drive through the entire development. It had a vibe similar to an old Army installation. The houses were a mixed bad of nice ranchers and some not so nice. Nonetheless, the development seemed to be an hour from any hospital, Home Depot, HEB, or major retail shopping; so that was a no-go from Ms. dudes. YMMV.

The Reserve at Lake Somerville is newer, nicer, and closer to CSTAT.

They're pretty cheap. Like $65 a month.

Is Leon county still a dry county? That's a pretty big deal in my book.

I have two lots for sale on Hole#5 of the hilltop lakes golf course.
The yearly dues are $816.00 and the yearly property taxes are $274.92.
As a property owner, you get free golf and use of the swimming pool, fishing lakes, mini golf etc
Hilltop lakes is a great bang for the buck.

I've always wondered what Somerville could've been if the USACE would've sold half the land surrounding the lake and it had been developed as water front property.
