I had an attorney friend call and speak to the other attorney. Basically last summer during drought conditions, the land had developed severe cracks in it enough to where the landowner could visibly see some type of pvc piping in the ground leading the owner to believe it's my septic. The statute is 24 months from when he found out last summer. They apparently don't have pictures but admittedly the attorney mentioned they don't want a situation where they now have to disclose that there could be an old abandoned septic OR my septic and if it's mine, they don't want to be liable if during digging, they damage "my" septic lines. I've got the septic company meeting me out there sometime next week to outline exactly where my system is. Doesn't sound like any credible lawsuit threat is imminent at this time.

Gotta love the neighbor running straight to an attorney to have to admit they have no idea what you're talking about. Instead of just calling or knocking on a door and asking questions like a normal person.

I am an attorney in Jefferson County and I'll provide my free legal advice. I would absolutely respond and invite the attorney and his client to meet at the property and have them show you their concerns, A nice letter might go a long ways, and at the very least, you get free discovery You will learn more about the complaint and then you can decide if further action is necessary.

Just my 2 cents
Nothing personal, but that is about what it is worth. Is is a surprise that an attorney would recommend that an attorney be hired in every case that comes up? It may be necessary, but not at the described stage of the event.
It is always wise to let a situation mature prior to jumping off a cliff.
