Anyone rented a condo here? How is it? Looks like they are trying to be a 30A duplicate of sorts. is it all pretty nice? Beaches nice?

We have stayed there twice.

Easy access to beach with golf cart. Condition of beach depends on seaweed accumulation

We've stayed there the last two years and will be returning for a third. All the kids in our family are young, so we're able to go after school starts in September to avoid the crowds.

Both houses we've stayed in have been great. The restaurants and pools in the neighborhood (both neighborhoods, we spent some time at the splash pad at CS South with the toddlers this past summer) are great. The beach is nice. The CS staff cleans it up every morning. I'm not a huge fan of the vehicle traffic on it, but it is what it is.

A golf cart is highly recommended, although not required.

I own a house in the neighborhood right next to Cinnamon Shores, so take my opinion with a grain of salt.

Cinnamon Shores is expensive, but you get a lot. The set up umbrellas at the beach is a great perk. As is the on-site restaurant. Being away from the party crowd is the key selling point of this entire area. You will definitely want a golf cart if you plan on going into town. You can obviously drive into town via vehicle on HW361, but it's much more "beachy" to just ride the golf cart down the coastline.

All that said, you may be able to find an Air BnB with more space for less dollars in the neighborhoods right next to Cinnamon Shores. Royal Dunes and Mustang Royale both have great options, neighborhood pools, cart access to the beach, etc. We've had a house in Mustang Royale for the past 4 years and it's been the perfect combination of "close enough to get into town, and far enough away for our young family to enjoy the beach without worrying about the drunks".

Been there several times. Great essentially everything you need. Loved that I didn't need to enter Port Aransas proper.

My sister and brother-in-law have owned a house in Cinnamon Shore for the past ten years, and we have stayed with them at least twice a year for the past decade. Usually a week in early summer and then between Christmas and NYE. We've also been lucky enough to use the house to take our extended family down for a week during several summers.

We absolutely love it and I wish we could have our own place there, but ... it's expensive. That said, worth the money if you've got it. The neighborhood is charming and you will be surrounded by a couple hundred other families having a great time as well. Both pools are big and usually busy, but not too busy. The C-Bar is just at the end of the boardwalk coming back from the beach and that is where everyone stops in the afternoon. They have a full bar and restaurant on premises with pub food.

At the front you've got Dylan's Pizza which is great, and an outside seating area with picnic tables. The main entrance has a pavilion and with a big lawn and picnic tables, and they often have movies at night and live music on weekends. Lisabella's is one of the best restaurants in town and it's right in there next to the pavilion. There's something charming about walking a couple blocks to a fantastic restaurant on a warm summer's night in a neighborhood on the ocean.

Beach chairs and umbrellas are I think $45/pair/day - order early (call now) because they are now limited by the city as to how far they go down the beach and they might sell out.

Definitely rent a golf cart - makes getting to and from the beach and pools so much easier with kids and stuff, and honestly it's just really fun to cruise the beach.

As cool as the neighborhood is, be sure to go into Port A as well - but that's a whole thread in itself.

Edit: my comments above are about Cinnamon Shore North - they have a whole new, bigger neighborhood going in a couple miles to the south with their own amenities and restaurants, but I am not familiar with what all is down there.

It's pricey, really nice, & you don't have to go into town if you don't want to. Get a golf cart & reserve an umbrella if you don't like full sun.

Very very nice place to rent homes, not so nice if you need a bunch of parking at the house and want to keep your boat(s) in front of the house…. Rented there 3/4 times then bought on a big corner lot in town, could park 8-10 cars at the house …. But yes great rental properties no doubt ..

going to use this as a shameless plug for my place in Port A. and don't get me wrong, cinnamon shores is awesome.

if anyone is ever looking for a place closer to town (there's literally a bar 50 feet off our driveway) shoot me a message. we love aggie visitors and give aggie discounts.

i also have a thread on the travel board where i post last minute openings if anyone wants a quick getaway for cheap.

I'm all for bring back involuntary servitude for the thugs that do vandalism til they pay itback 3x over.

As someone who lives in DFW we have looked at Cinnamon Shores a few times but always go back to 30A/Seaside area after considering the drive time and beach comparison.

For someone like me, am I missing something and would it be worth hitting Port A one summer?

I have not heard of 30a Seaside and would like to hear more. Where is it?

From Houston I'd prefer 4 hours to Port A over 11 hours to 30A. Stayed an Cinnamon Shores twice but not since 2020. It was a great set up for our little kids. The pizza place is very good. Echo golf cart comments. Unlike 30A you can actually drive the carts on the sand which makes set up for beach days very easy.

If you catch the timing right. Port A can be pretty nice.There's usually a couple weeks early summer and in the fall where its not windy, the water isn't blown out, and there's no seaweed. I've seen better water conditions there than 30A before (aside from the sand quality ofc) But again its like 2-3 weeks out of the year so booking out in advance would be a crap shoot.

IMO Destin is worth the extra 4 hr drive time.

We're in the same boat. DFW based, go to 30a every year, property owner in Port A

and I'll tell you that they aren't comparable. But that doesn't mean both aren't great. They're just different.

Cinnamon Shores is the closest thing there is to 30A, and is a copy of seaside. (I think the developers are same, or so I've heard). The properties are similar in design, but in the end, you're still in Port Aransas, so the water quality etc, isn't the same.

What Port Aransas does have is a better vibe and is more fun as a town. Its kind of hard to explain, but its a beach town with a completely Texas vibe. There isn't a shred of pretentiousness on the island and it generally is a friendlier, more blue collar *(in the best possible way) town. 30A is approaching being oversaturated over developed.

I prefer the town of Port Aransas and Rockport over any Florida town I've been to. They are way more genuine. The food is great, the people are nice, and the ability to go anywhere on a golf cart and drop into about any bar and hang out with really good folks is awesome.

Now, the beaches and water aren't even close. Theres nothing wrong with them, but 30A is about the best in the world. In fact, we don't really go to the beach much anymore when were in Port Aransas but will take my kids. Its fine for them.

Golf carts can't ruin the beaches. Rednecks with Side by Sides most certainly will.

I said earlier about how Port Aransas is a more blue collar town, and thats exactly why you can't have side by sides, which is kind of silly considering that every human with a jacked up truck within a 100 mile radius descends on the island every weekend to spin their tires.

Maybe someday, but I don't have enough faith in humanity, or many of our state's rednecks, to be able to handle that kind of freedom.

We are doing the same. We usually go to 30A and are thinking of trying this since it is a little less driving.

I've had a place at Cline's Landing for over 25 years. I think dune buggies were the cause of side by sides getting impacted. We had a Meyer's Manx that we used for the beach. It was basically a golf cart to us before golf carts.

The city couldn't keep people on them out of the dunes and in many cases of running across private property as well as driving too fast on the beach.

weve been going to CS (North) for the better part of a decade - as everyone has said, its def pricey but nice for the amenities. We spend more time at the pools than at the beach ... having an option with full service, or another pool where you can take coolers & beer of your own is a nice choice.

Golf carts are great for getting around and utilizing the private CS catwalks over to the beach.

Theres some nice fishing ponds that the kids can reel in bass & big ass tilapia/catfish which is nice in the evenings.

We cook most nights at the house, but Dylans & Lisabellas are good if you dont want to cook. Theres usually a live music or a movie being shown on the lawn with snocone truck & games for the kids.

Would like to go stay at the newer South development now that its been more built up and check it out

I have been amazed at the growth of the south portion. I visited with the realtor that covers it in our lobby one day. All of the homes that have been built were sold before they started construction. I have heard that once south is completed they will commence on the west side of the highway. Don't know if it is factual. Wish we could get an HEB out of it......

The next development on the bay side is going to have channels where you can park your boat at your own private dock behind your house supposedly.

Did cinnamon shores last summer. Would definitely do it again. One issue. Daughter had an expensive Bluetooth speaker stolen from our area on the beach. Chances are real good it was an employee. Just keep an eye on your stuff.

Concur on the sand/water comparisons as well as the vibe. I believe It's later in the summer season and even in the off season that the water and beaches clean up a bit at Port A. Nice to have cleaned up sand in front of CS but you could still pick up a plastic bottle cap every foot of beach if you wanted to.

non-summer has a bit fewer abandoned tattered EZ-ups canopies, redneck fupas, weed smell and obscene flags too

summertime your kids MIGHT come back from the sand with a new tattoo and a cig dangling from thier lip with a white claw
