(This Lease is back open as the Family that hunted it since the original post here fell on some hard times and financial issues and can't justify this year)

Probably want to live close in order to justify and maximize the use of the place, but reply here or email me for more info.

Year-Round/Annual Family Hunting and Recreational Lease

94 acres in Coke County, TX 25 mins north of San Angelo with access directly from Hwy US 277. Per map, the pasture is oddly shaped as it is 1 mile long and 250-350 yards wide, however that does allow for the possibility of up to 3 rifle stands, if needed. The South 1/2 of the place is an old, cultivated field that has mesquite cover now and the other half is more Cedar covered. Nearly 1 mile of the property's fence line borders currently cultivated fields that are either planted in Wheat or Oats annually.

** Property has been hunted since 2014 and has had an average of 2-3 bucks and 1-2 does taken annually. I had a Grandfather, Son and Grandson who hunted it and would love to have another Family take advantage of the same opportunity. **

Opportunities and Amenities include:
  • Annual, 365 days/year Access for Hunting and/or Camping - No open flames until further notice in much wetter times.
  • Whitetails Up to 140 class deer
  • Axis in area
  • Hogs
  • Coyotes
  • Red and Grey Fox
  • Bobcats
  • Mountain Lions
  • Quail
  • Dove
  • Sizeable Stock Tank on the North end of the pasture that in wet weather times is several acres in size and holds fish. It is low now because of the drought but has never run dry.
  • Well supplied water for game at livestock water trough at far South end of pasture
  • Access to Water for Camper
  • Access to Electricity
  • Optional 1 Elevated Box Blind Stand and fenced-off feeder provided….Leasing party can bring in additional stands and feeders
  • Optional 2 Elevated Bow stands provided
  • For an additional fee, Feed Storage and Feeder Filling Service is available
  • Could be 3-5 cows and calves in pasture for up to 6 months per year
  • Annual lease (from Aug 1 to July 31) with my option to renew
  • This year's initial lease would start no later than October 1st and would conclude on July 31st 2023

Again, would love to see a family take advantage of this lease.

Price is listed there and I would honor the discount off of the listed price for Ag and/or Texagger.

The leaser would have full and sole access to the pasture and would have full and sole access, year-round, to all hunting of all species.

$32 an acre is steep for concho valley imo. But I would consider if I lived closer

$250 per month for unlimited access.

Cheap in my book to spend quality time with your kids and family.... Lots of Dad's out there that would gladly pay $250 per month to get their kids off the couch and outdoors - or at least I hope there would be.

My goal with this pasture is to be able to provide a family access to the outdoors that may not have access, but would like unfettered access.

For someone who lives close, it is unlimited year-round hunting and fun for less than the cost of 1 cheap-seat season ticket at Kyle.

It is all in how you want to prioritize your leisure money.

Just some thoughts and my 2 cents.

If I lived just a little bit closer I'd be all over it for exactly the reason the OP stated right above. That's plenty of room for me to take my 3 kids out for some regular quality outdoor time.

I agree with FS Guide. You have a place all to yourself for $250 a month. If I lived nearby I would snap this up.

Looks like a great deal to me. I would much rather have full access to a smaller piece of land than heavily restricted drama filled access to 10,000 acres.

OP - I checked out your CL listing and it looks fantastic to me. Couldn't agree more with FS, a great family lease or a couple of buddies. You shouldn't have trouble filling it.

Yesterday, If you want, I will sell it to you at that price but your point is one I made above back in 2014.

The deer in the pics at the link are on the bigger side of what we see, but I saw several 130+ in the back of pick-ups killed by our neighbors on the other side of the highway next to our main place. Nice deer to mount if nothing more than a horn or euro mounts, no doubt.

That water you see below the feeder in the October game cam pic was the last 1"+ rainfall we have seen and since that pic. We are sitting at about 3" since then....Dry times.

This pasture is across the highway from our main place and so you would definitely have it to yourself with no hunting on the neighboring fields and pastures on the bordering fences since at least 2014, which is nice.

Did a quick search on lands of texas and there's a few properties around $4/k acre. But will concede it's not worth $500k. Sorry. Might as well be trash.

All good sir, I appreciated your comments above and the holistic view recognizing the value of having a place to go anytime to hunt or hang-out is nice and we, my family, are fortunate enough to have that as well.

I think its a great deal for the right folks, and I don't mean to crap on your property. This lease price is a screaming deal if utilized correctly. Could not agree more with you that those prices are insane! How in the world would a farmer or rancher ever cash flow that payment?!?!?!

Yep... that's if there was any grass left for a cow to eat...We sold out 6 weeks ago so right now the only cash flow would be from hunting and that is not going to generate all you would need in order to cover that nut.
