Cooke County wildlife management exemption

Curious if anyone has experience with this in Cooke County. We purchased some ag exempt property last year with the intention of converting it to wildlife management. We have hired a firm to handle the conversion for us and upon doing their research they learned that the county is aware of exactly what the law spells out in regards to qualifying for the exemption however the appraiser "isn't a fan of wildlife management exemptions" (actual words spoken to firm by the county) so they ignore parts of the law and our application will be automatically denied. This is actually part of the reason we hired the firm to begin with. Information on the CAD website is incorrect so I had a feeling there would be issues that we just don't have time to deal with. Firm is shocked they haven't been sued yet.

PlayerToBeNamedLater has a lease up there, and 35chililights is from that area. Several people have leases or recently leased over in Montague as well. Someone posted a pic of about 50 turkey from the north side of Roberts recently as well.

From Muenster here. The CAD has the Gainesville "elitist" syndrome apparently. My aunt just started there, but she doesn't have any pull unfortunately.

Yeah, Cooke is not fun to play with. It can be done, but have to be forcefully reminded they can not add to the requirements.

Per the tax code the ag exemption and wildlife exemption are revenue neutral so as long as you have your ducks in a row there should be no issues.

Just thoughtfully lay out your mgmt plan and realistic with your goals in relation to your property. If the Cad denies it then based on the revenue neutral status of the AG and wildlife exemption and the proper section of the tax code it should be a slam dunk for a ARB protest.

Just curios what company is doing the converting?

Also curious which consultant you hired. Plateau by chance?

We have run into similar issues with Edwards CAD. It saves them time and money to drive by and see cattle/cow pies rather than have to verify that there is one nest box per five acres on a property.

35, how old is that picture? I know it was before June 2011. Also, did you take that on top of AMPI?
