Trump and Vance called their shot in 2024 and now their policy has done what they said it would do.
Quote:

Trump administration officials say it is obvious that slashing the population by millions of illegal immigrants will lessen the demand for housing and make it more affordable.
"If you have fewer people, fewer illegal aliens trying to buy homes, that means American citizens are finally going to be able to afford a home again," Vice President J.D. Vance said in a speech in Allentown, Pennsylvania. "It's very, very simple economics."

The builder's built based on open borders now that the border is closed & deportations are occurring there is more supply than demand.
Quote:

In Jacksonville, Florida, February rental prices declined 4.2% from last year's rates. Rents fell 6.6% in Austin, Texas and by nearly 3% in Houston. Denver saw decreases in rent of nearly 5% from last year, while Phoenix experienced a 4% drop.
Real estate experts and economists say the drop in rent in these cities and others is caused by several factors, including hundreds of thousands of newly built apartment buildings that have hit the market, causing an oversupply.

Builders built apartments in 2022-2024 because we didn't put near enough supply into the market in 2020-2021. They all saw the same reports, and started building like crazy. And then they over-built, and prices have started to fall. You see this trend over and over.

I'll consider my prediction as good as a broken clock.

housing disinflation/deflation won't show up for a while, but it will show up

Supply falls when you have open borders and hide the number of illegals you allow to openly come in. The market is good, it's efficient and fast. It is not good, efficient and fast enough for millions of illegals being imported and bussed/flown around the country

Can I post the piece by politico about how home builders in South Texas can't find anyone to build houses?

Why, you want to fail at your intended objective?

Is deporting illegals a bad thing that will ruin the valley because they cant find illegal workers? Sounds like the illegality and corruption of the valley needs to change to sustain their expectations

I am sure there is a good answer, but how do these illegals afford homes that citizens cannot?

Do you understand how supply and demand function? If you remove all of the well priced lower to average supply then the effect isn't just at the lowest level. Additionally, you are assuming that all of the illegals are only able to afford less than that of Americans. The scale being in the millions of illegal aliens has an income distribution. They arent all illiterate day laborers that are unable to have managerial and better jobs

Well based on the two houses I've owned that lost their *** on resale - it's because some groups of people will live one family to bedroom rather than 1 person. They fill the entire yard with parked cars rather than cut grass.

I mean go for it. We all knew certain sectors were going to have to raise wages if their illegal indentured servants were taken away from them.

Because that's really what that piece is all about. Home builders in South Texas can't find anyone to build houses *at the wages they offered to illegals*.

Does housing cost go into inflation calculations?

Gas going down, housing cost going down. Those are two incredibly large cost items for households. Gas costs also influence freight cost, which affects everything you buy.

The inability of any builder in Texas to build more track homes is a wonderful thing. The last thing we need in this state is more houses. Pull up Zillow, there are a ton on the market already.

A little bit more nuanced of an answer and not specifically with respect to "illegals..."

    But...

Trump did officially end FHA eligibility for nonpermanent residents in May 2025. The change was from equal eligibility, more or less, to an elegibility that favors US citizens and permanent residents. Gasp, the horror.

Great, so you want young couples to be unable to afford a starter home. One of the ways to make housing more affordable is to build more houses. Your very silly argument goes counter to that.
