I think the top one is a yoga room and the lower one the gym.

I would like to know what they did with the roof - insulated foam of some kind, I imagine? And do any of those windows have blinds? guess they're all recessed - if they had those self darkening windows, it'd say.

Exactly, and 22k/acre in brazos county isnt horrible, especially considering the house, riverfront location, and proximity to town.

Why do you need blinds on 317 acres? The media room I can maybe understand, but other than that- let the light shine! (And yes, if they have blinds or window coverings, I imagine they are electric and recessed. )

Well, if you want to sleep past 6 AM in the summer. Perhaps at least just the bedrooms.

Probably the slickest thing out there is things like Switchglass, which is expensive af.

Pretty nice and actually looks wayyy more homely and cozy than most $7mm homes would look. Most $7mm homes look sterile and uninviting. If not sterile and uninviting, they look gaudy AF and uncomfortable to spend time in. Not the case at all with this home (imho).
