I'm asking for an employee. If an apartment floods, do they get out of their lease? What options do they typically have?

If it's uninhabitable...
definitely read the lease and contact whoever you have renters insurance through. I would guess "probably".
Most renters policies exclude flood, just FYI.

If it's inaccessible but not damaged is it inhabitable? For instance second floor apt but 4 feet of water that'll be there for two months
i'm going to be in a similar situation. my complex (Vue Kingsland) may be inaccessible for some time. gonna have to look and see what the documents say.
If it's up to the contract, I'm sure the contract is going to be in the apartments favor. If they can't provide you a place then they can't hold you.
OK, got this back from a VP from a major apartment mgmt company.....

My advice is to find a new apt ASAP. They will go really fast. Email your current apt with a notice that you are leaving due to the apt being uninhabitable, and you will pay through Aug 31. Just make sure and get the rent there somehow early next week.
Oh, and be really nice and thank them in the email, it will get you a long way. These apt Mgrs have never dealt with anything like this and will probably have a few breakdowns over the next few weeks.
