If you're looking for a realtor I recommend River Valley Real Estate. They sponsor this forum. My family just purchased a house with Travis. Great guy. Great experience. This was our second purchase, and this experience was much better than our first purchase. He went above and beyond what we expected. We will definitely use them/him in the future (if we need to).

If you love sitting in traffic on 1604 then helotes is for you.

I'm in castle hills right across the way and love it. Older neighborhood. Very well maintained. Good people.

I'm with Cherry... avoid 1604 as part of your daily commute if possible. We moved from Helotes to north central SA last year and have been loving it.

I certainly agree with the high praise given to the areas around north central SA. I live in Stone Oak, and I am very pleased with my home, neighborhood and the area in general. While 1604 can get very congested, there are several options to avoid the traffic. I have used Bulverde Road the past two weeks at 5:00 pm, and saved a minimum of 20 minutes drive/traffic time.

Castle Hills, bluffview, Hollywood Park or northwoods. Don't waste your life in traffic with the burbs.

Out of curiosity:

Cheapest place currently on the market in Bluffview is $325K.

Castle Hills proper (north of 410) you can find stuff that needs updating in the $250k-275K range.


Northwood, which has gone bat **** crazy over the past 18 months, is now in the $275K-285K range for 1800 sf or $150 to $180 per square foot.

If you cross into the Alamo Heights District into Northridge you're looking at $170 to $220 per square foot.

These are very general numbers taken at a quick glance.

We only accept people in the +350K range in Boerne so you might want to stay South. Unless you are Indian and in IT. In that case $250K will get you in. We need more IT people up here. Post a pic of your wife and we can get your application started.

Not getting into Alamo Heights for 250k, Boerne would be tough at that price point as well.

1604 near Helotes should be better very soon.

Avoid Alamo Ranch (1604/Culebra) if possible. There are 20,000 people that live near there, and only enough infrastructure to support 5,000.

Horrible, horrible traffic.

Stay inside the loops, 410 if possible. It gets more shady outside 410.

Go to google maps and search for auto parts stores inside the loop. Center your search around the biggest cluster of results.

We live in Blanco Woods. I highly recommend it. The Blanco/Bitters/Heubner area is great and pretty convenient for getting around the city. Our neighborhood is great if you don't want to spend to get into the Deerfield neighborhoods.
