Bedroom Addition: Process Thread

I'm pretty sure I've talked about it some on here in various threads where people talked about doing an addition.

But we purchased our house a little over a year ago. Square footage wise, it's a decent size, appraisal was 3,000 sq ft, but only has 3 bedrooms. I'm pretty sure that's why there wasn't a bidding war, 4 bedrooms seems to be the absolute minimum in our neighborhood (Oak Forest, Houston). But about half the second story was decked attic so we figured we could add a bedroom fairly easily. Upstairs as is has 2 bedrooms and 2 bathrooms. One of the bedrooms is large, 17' x 17', so we knew we could afford to lose some of this room to make a hallway to the back of the house/current attic. That room will be a functioning bedroom but used as our game room/guest room when we're done.

The permit process with the city took about 2 months.

Here's existing house and the drawings. Ignore the changes to the first floor rear elevation. We converted what they used as the dining room to an office and debated building out into the covered patio off our living room to do an open concept dining room. But holding off on that for the moment. Also, after getting everything laid out we made some adjustments to the new bedroom's closet to make it easier to access the AC unit. The entrance to the remaining attic will stay in the bathroom vs. turning that into a linen closet. The bedrooms closet will be shifting to where the proposed attic entrance/hallway extension was.

For the record, I know we aren't going about the cheapest way to do this. We looked at dormers, etc. The height in the attic is enough that we could have done this way easier and didn't need to fully extend the existing wall and raise the roof as much as we are. But we wanted a seamless look that didn't look like an obvious addition or an afterthought.

And this is where we are now after about a 4 1/2 days of work. The plan is to start cutting into the roof to build the new wall/room Monday. It's kind of crazy walking into the workspace and how normal the new hallway feels.

Following this! We have a very similar situation that we want to tackle in the future.

In our upstairs, we have a giant game room with a fully built out bathroom and walk in closet along with a door to the attic. The guy that built the house originally put in the proper support and subfloor to do this in the future and pointed that out when we bought it. I did get a bid soon after we bought it (2 years ago) but it was for $50k so we figured we can wait several years while our girls share a bedroom.

Looks like a good project. I like your plan better than the adjusted idea, but that is assuming you use the attic storage.

Overall I agree. We do use the attic storage and I'd prefer to get the access out of the bathroom for 2 reasons. First, just kind of an eyesore and odd. Second, the remaining attic storage is pretty substantial, so I want to leave the possibility to add another game room or bedroom down the road. Would obviously be easier with the door to that space already in a hallway.

But...by doing it this way we get a bigger closet in the bedroom, don't have to move the HVAC, and have less roof to rebuild. So substantial savings. And still not impossible to move the closet down the road if we want to do that round 2 addition.

FWIW, with our current route, I petitioned for the access to the attic to be in the closet. But the idea of attic access in our son's closet was a no go for my wife. No idea why. Not like he can't just walk into his bathroom to get in there.

Yeah, all the subfloors, framing, etc. in our attic was done as if it was living space as well. Still, not cheap.

But, even though we don't plan on moving, we figured it would be 2-3x value vs. the investment when you look at the neighborhood. Same for if we continued waiting for a 4 bedroom instead of buying this one....likely would have costed us an additional $100K+....

I've been pretty busy and when I've gotten home they've already tarped up for the night so don't have many great pictures. But they've started the framing for the new room and roof extension.

Don't think we realized how large this window was going to be until they cut the hole. Then they brought the window and it really set in lol
