Insurance Non Renewal Notice - Roof

How long do you want to ignore this user?
Roof, and house, only 8 years old. Asked for info as to why, and they site "algae on roof". I plan to have a roofer right up a report that the roof is completely fine..but what if they still don't care?

Seems a little ridiculous. Any additional thoughts appreciated.

This is very common. I have done more dropped insurance roofs in the past year than ever before. I have certified a lot of roofs. It costs the customer money to do that, and at the end of the day, the carrier will make the call, regardless of my professional opinion. I have lost count of how many adjusters and carriers I have had to argue and fight with. My only job in life is to stare at all manner of roofing surfaces in all conditions and I look at more in a given week than those guys see in a year sometimes. But for some reason, the adjusters ALWAYS seem to know better. It's just the way the game works.

You have two options:

1.) Your roofer should be able to tell you up front if the roof is OK. If it is, call the carrier and your agent and ask them straight up if they will reinsure the roof if you have a professional roofer provide a signed certification of good condition. Make sure you ask for exactly what they want on the certification form so your roofer can provide it as they wish. If the carrier will allow that, have them send that statement to you in writing so they don't do crawfish on it.

2.) Try to find another carrier that will insure your roof as is assuming it's truly in good shape. Age alone is never an indicator of a problem. I have seen 3 year old roofs that are crap and need to be replaced and I have seen 18 year old roofs that look pretty good.

I would avoid SageSure and not consider them in an capacity.

This warms my heart. I've had to take almost every one of these claims to appraisal. We'll get that money and get It jammed through but it's a fight. Anyone that's worked with me in the Hill Country, central Texas or the Gulf Coast knows I don't push anything through unless it's legit. Many customers don't even know there is an option past being told "no" and I think that's how they get away with it. SageSure has stolen the top spot of "blatantly fraudulent carriers" from Allstate for me. They deny the claim by sending it to a third party "engineer" that's in their pocket and then defer to his opinion. They are intentionally stealing from customers.

yeah their 3rd party adjuster and my public adjuster (as well as a roofer friend of mine that I've known all my life) definitely had words on more than one occasion. When I finally got my hands on their adjuster's report, something he actually wrote down was something about not seeing any hail dmg on the screens of my windows in defense of his BS report. When I called the insurance folks and told them they didn't see any dmg on the screens because I had just replaced all my windows in the prior 2 months...they said doesn't matter but they were still going by their adjuster's report. I was like...I'm done....lawyer up time!

I agree...they realize most people get told no and that's that. Hell, I said forget it for over a year before I decided to jump back in the fight. Those guys are crooks!
