There aren't many "roofing inspectors". And many aren't that well versed in roofing. So you will either have to get with a roofer or public adjuster. Both will want to sell you something. Just don't buy it if you don't want to. Your best bet is to call a well established roofing company that specializes in commercial. Be up front with them and tell them you don't want a new roof. Then pay them for their inspection. That will get you the best inspection report.
