Home value before/after upgrading?

How long do you want to ignore this user?
We're about to have a bathroom added upstairs, giving us 3.5 bath instead of 2.5.

Other than pretending to a realtor that we're interested in selling how would I get a before/after estimate?

Any decent realtor should still help you if you're honest with them. Good way to earn a future client.

I guess my question is what are you trying to figure out? It appears you're going to do the project regardless so it doesn't appear to be for analysis if the return makes sense.

ARE YOU ADDING SQUARE FOOTAGE OR TAKING OVER AN EXISTING SPACE. A LOT OF FACTORS WILL COME IN TO PLAY ON JUST A BATHROOM ADDITION.. IS IT AN EN SUITE? MASTER BATH? WHATS THE NEW BEDROOM TO BATHROOM COUNT?

Don't think you will get much ROI on the bathroom other than it being infinitely more marketable with the 3 full baths so the other 3 bedrooms aren't sharing a single full bath. Assuming you have a true master bath.

Yeah master & half are downstairs. 3 kids rooms and one small full bath with a single sink upstairs. Not going to work for 3 kids, so it's either add a bath or move when the bathroom fights start.
