So I've been in my house for 10 years now, we've had several storms roll through and a lot of neighbors have gotten new roofs, and Ive gotten a few calls about roof inspections in the last month or two.

I am interested in having someone look at it and hopefully replace it while I still have a 1% deductible as I likely won't be able to keep that much longer (insurance is up 4x for us since 2020). I also don't want to risk them dropping us due to the age of the roof.

I don't know how to go about this. I know there are lots of shady roofing companies out there and don't want to get scammed.

Can someone lay out what the process should look like for finding a roofing company and getting my insurance to cover it?

Why can't anyone pay for their own stuff anymore. You see others getting new roofs and think hey lemme get someone else to pay for my old roof that needs to be replaced anyways. And everyone just b/tches about insurance rates going up and does stuff like this.

Jason was very helpful to us when prior to deciding to use him. He was very helpful even through the insurance company being a PITA.

I actually completely agree with you. But like so many things where insurance is involved, prices are artificially inflated. I didn't make the game, but sometimes you have to play even if the game is stupid.

Everyone who "plays the game' even though they think it's stupid is a big reason why we are where we are.

I recently replaced a roof and was upfront about wanting to pay out of pocket. Almost every roofer showed me their system and how I had a hail storm and they could get it done through insurance. Then sent quotes with crap like needing all new decking. Hey, guess insurance is paying for it, right?

Again, I 100% agree. Not trying to get into a pissing contest. The system is dumb, insurance companies are part of the problem and so are people who use them for unnecessary things.

I will tell you I've paid for this roof 4x over with my premiums and never had a claim in 10+ years, only to have my annual premium be damn near what my property tax is at this point, over 4x what it was when I moved into the house.

Like healthcare, the whole system is broken.

I'm trying to understand this. Are you saying your roof was approved for RCV and rather than going through that process and paying your deductible only, you just paid the roof cost completely out of pocket?

No, my roof was old, 25ish years, and had a minor leak. We were shopping for a new house and I knew whether we sold or leased, a new roof would be beneficial.

I was proactively working to replace the roof vs just repairing the leak and just paying out of pocket as the reason wasn't hail, wind, etc. damage.

Oh I got you. So no insurance was never involved. The good news is that your concern is coming to an end in my opinion. These road warrior roofers pushing everyone to claims are not getting approved at the rates they were. They've actually made it harder for legit claims to get approved. They make my job harder for legit claims.

Either way, a balance is going to be struck very soon. This is unsustainable.

I suspect it will deal with much higher wind and hail deductibles, more profound exclusions, mandatory replacement at age intervals dictated by the carrier, or something of the sort.

If John Doe wants a new roof because his is 25 years old and he hasn't had a hail storm and his roofer wants to burn all his time trying to force it through, that's very easy to try with when you have a 2,000 deductible. But what if that deductible was 6,000, 9,000, 15,000? What if it was a variable deductible based on insurance estimates…like a percentage of the total cost? In that case, John Doe may think twice about having 13 roofers try to jam the roof through the system hoping to get lucky.

If you can afford metal, and keep a high deductible, that's the way to go, in my opinion. The carrier can't tell you it's bad in 10 years and it's not at risk for hail like asphalt.

You are artificially involving insurance because you think you can get them to foot the bill for your aging roof. Roofing companies jack up the price as soon as they learn insurance is paying. You are part of the problem and a big reason why your own premiums keep increasing.

Probably true. So I should just bite the bullet and pay cash? That's a pretty big outlay on top of the premium I pay to cover the roof.

So if it were damaged in a hail storm or wind storm (which it may have been, I haven't had it inspected yet) would you still expect me to pay for a replacement out of pocket? Or does this become a different conversation? Not trying to troll, legitimately asking the best course of action here.

Again, the homeowner is not the problem. The carrier approves the roof. The adjuster sees the roof firsthand. There is nothing artificial about it. The roof either has damage or it doesn't. Your premiums aren't going up be .08% of the insured across the state are pulling one over on the insurance company because a lazy adjuster didn't care to do his job. There is a lot of scrutiny on claims so it's pretty tough to get away with. Adjuster can get dinged for submitting BS claims for replacement.

Your premium is going up because there have been catastrophic and legitimate storm damage across the entirety of the gulf coast and US. Premiums, member dues, etc are not enough to cover all of the losses this time. It's a lot like Christian healthcare. Everyone pays in and a few need the payout to cover expenses. If everyone pays in and EVERYONE need money, it fails.

That's what you are starting to see now.

Yes and No. The sentiment of your post is that "roofers" are jacking up prices. Well, that isn't necessarily the case. We almost all use software that is designed to price things at a median range for a region. So we don't set the price of things. If used properly, yes, it has a much higher price. A retail roof is a lot less expensive than an insurance roof. And it should be. If you knew the BS we have to go through in order to get an insurance carrier to properly pay for things, you would understand why. The carrier is the biggest issue in this industry, not the roofer. Yes, there are plenty of door knocking crap bags that are bad for everyone, but the carrier is the big dog. If they wanted to stop chuck in a truck, they would, but they don't care. If they wanted to stop deductible fraud, they would, but they don't care. They are making billions. Don't let them fool you.

As for retail vs insurance..... for a retail job, I give you a price, you agree to it , we roof it and we get paid in full. With insurance we have to meet the adjuster, haggle back and forth why step flashing needs to be replaced. We have to send them pictures, code documents, justifications for everything, and on and on. Then we have to do it again because they will say they never got it. Then we have to fight more to explain why just because a municipality doesn't inspect the roof, that code is still required. It is a beating. But that is what it takes to serve the client correctly. Oh, and once we roof the house, it might still be months before we see that payment released. Then there might also be a mortgage company involved that wants to get in the way. it is an absolute beating. So yes, we should get paid a ton more to deal with an insurance claim.
