I've got a 3-ton system for 1600sqft original part of the home, and a 2-ton system for an 800sqft two story addition. Both systems are 20 year old Trane. The 3-ton XL19i system has been great, but recently has frozen up a couple of times, then had a cracked primary pan, and now is barely cooling/low on refrigerant. I assume I have a leak.

A few questions for the group:

1. What would you expect the current cost to troubleshoot the leak and refill with R-22 to be? I was told by the contractor that replaced the cracked pan that it would be cost prohibitive (but I believe somewhere in the range of $3500). Does this sound right?

2. If I bite the bullet and replace-

a. Heat Pump vs. Air Conditioner? Is it worth it with the government rebates?

b. has anyone retrofitted a multizone mini split system? Is it worth it? I hate wasting money on cooling the entire downstairs when we are only in a couple of the rooms, as well as airflow issues to certain rooms.

Replacing the drain pan takes exactly the same time and process as it does the replace the entire coil. On a system that old I wouldn't change the pan alone.

As for your R22 leak, Trane units either leak in the evap coil or on the hot gas line/condenser coil area.

Heat pump is a better way to go vs straight electric unless you're in the valley.

Retrofitting a multi head minisplit would give you control like you desire but would likely be cost prohibitive and likely an ugly install.

My 2-cents after decades of HVACs

1. Always replace the 20yr+ system units! Use all the ductwork possible after inspection/sealing/insulating. This means sticking with AC/furnace or heat pump system, whatever. A very Long shot: adding auto duct dampers and more thermostats near the most-used rooms.

2. No dampers? Employ window/thru-wall AC units in most-used rooms; the LGs have served better than other brands in past. They turn on only when sun/heat is affecting its dedicated room or when main system is set on extreme temperatures for energy savings in other rooms.

3. Always get a quote for mini-split, even if interior units aesthetics suck like a prison these days. Some few offer picture frame ambiance. Remember all of them need to drip to exteriors somehow. High 1st costs pay off super fast later in energy saving and pampered comfort but few elect these?!?!? Then research ability to repair & reviews on all that for your area.
