This morning suddenly had swarms a few spots near the roof in the front and inside my office window. Called Orkin out and they gave an estimate of around 2400 to do treatment in the soil aroubd the perimeter, but due to the add-on bathroom having no crawl space they couldn't warranty it so basically said pay it and then have them check it annually and that if all things go well would probably be fine with that treatment for 8 years.

Additionally he said if we hired someone to create a crawl space for the add on bathroom they would then be able to warranty that. I don't even know where to begin looking into a quote for that.

Thoughts? Way overpriced or somewhat fair for termite treatment on an old house?

We also have foundation issues that we have known about since house was bought (got 6k concession for it) - would now be the time to bite the bullet and get an estimate on that?

Probably only in this house 2 more years at most, but had plans to keep it as a rental.

Not enough details here to advise blindly but certainly EZ to suggest a foundation STRUCTURAL engineer visit would open your eyes to both issues at hand and steer you to the forever solutions with little waste of time/money.

Find a licensed STRUCTURAL engineer near you that does residential foundations
since the Texas Licensing Board makes it impossible to search TYPE and LOCATION,
you'll use Google/Yelp searches "Structural Engineers Near ....", phone a top rated one to get a referral
for a foundation specialist licensed & structural (better than just civil).

Thanks for the tip. We got a few termite quotes and have found that while we need to do something, it's not a super urgent issue so we're going to take the time to get the foundation looked at and a quote on that.
