Cross posted in Metroplex board. Had a structural engineer out this last week to check our foundation. He said structurally we look fine but we have crappy drainage around the house and need to have a hydrostatic line test for any slab leaks. Anyone have someone you recommend for doing this? We are in north Dallas. Also sounds like we need to have our yard worked on pretty significantly, which we already knew. Previous owners had quite a few drains put in the yard but it all puddles in different places. Any suggestions would be welcome

What we do in Aggieland clay soils that have lost their slope & good drainage usually involves French drains, be they bullrock open or perforated subgrade tubes. You'll need all this new & reworked, rodded out, etc. + lot regraded for ideal, almost permanent results.

After trying various "experts", licensed & not, the best results come from a Design/Build, large crew landscaper biz. Can refer you to a real Land.Architect in Prosper that might be able to send you to the right biz. PM me for that 411.

Is this the same guy that drives an Escalade and will come plop a chair down in your yard as he draws? Heard a few stories about that guy.

haha good one
as for me, 2001 truck & 1999 Z
as for expert, Boy Scouts leader, church leader and hi-IQ in drainage, even beyond the licensed engineers so far
as for the lounge chair watching men work & sweat while drinking an iced drink, I remember a Realtor watching his house built

I get it and you are mostly correct, so few know HOW to do it and so few ways to fix it post-poor-development
