Around how much would a 100sqft addition/bumpout run us in Houston, Tx?

Looking to get some closet space in a master bedroom and the only way we can see to do it is by bumping out/adding on to the bathroom, which has an exterior wall. Home is located in the Energy Corridor

Ill be getting estimates from various contractors, but just wondering if anyone has had experience in doing something like this before, and about how much it ran you. Ive been seeing estimates anywhere from $70sqft-$800sqft, so id really like to have at least some reasonable idea on what it would be

Bump out/addition would be its own seperate room, current (tiny) closet would be converted to something else. New Walk in closet would be a basic/standard closet, minor lighting, *possibly* an island in the middle. Double rods and shelves on each of the walls. Pictures below

I think you've left out way too many details/pics here for anyone to chime in with any sort of accuracy.

I would get 3 bids and go from there.

Way to may variables here

100 sq ft is so small that the PSF cost will be very skewed


Does the current closet have double rods on every wall ?

I often do closet remodels and just converting it from a single rod to upper and lower rods doubles the usable hanging space in the same footprint

Unfortunately, the existing closet is way too small to do much of anything (5x4~)

added in some pictures that may help, i will be getting estsiamtes from actual contractors, but just wanted to get a general idea from people who might have had something similar done before. Right now I have no idea if its going to be 10k or 100k.

If it was just adding a few walls and space inside 100%, it would be $10k.

Blowing out an exterior wall, roofing/ structural/framing, foundation/slab, 3 new exterior walls, attic space above it? Again, that's a lot of variables and all are $$$.

It's not going to be $10k, I can tell you that much.

This would be a fraction of the cost. (like maybe 1/5 or less) and it doubles your closet space and becomes a walk in.
Not sure how much of the bedroom you can sacrifice, but it's 16' long to begin with.

This is also a good idea that we are considering, our third option is simply not building anything and lining the bedroom walls will IKEA PEX cabinets. Were trying to come up with several different options on what we could do, and the budget for each, so we can choose.

Or even this which allows a bar on 3 walls. Make one of them double bar for 4 bars.

You need 22" for a bar and hangar, so your current width of 5'-3" = 63" less two times 22" leaves only 19" between them. That's tight. This config gives you approx 3'-8" x 2 total width = 88" less 44" leaves 44" in the between them.

If you are talking cement foundation and attaching to the roof, I would estimate $20,000+
Part of that is getting someone just out there to do it (not a full load of cement, smaller job, etc)

Based on experience, if you are going to do it, make sure you factor in future complications. If an older house and you are pouring a small foundation, you may want to replace the underground drain lines from bathroom, if the cement will cover the access to them in the future.

Good advice, i think currently the pipes are on the other side but we will be sure to check.

If we were able to keep the cost of the addition between 20-30k, we would be considering it

Thank goodness you aready have an EZ doorway cut via the window & maybe salvage the GlBlk for daylight the closet. Agree this is the only way to go.

DIY in-the-day 80x144" closet in same manner w/dbl OSB decking costs are lost but almost nothing to remember as a cost sting (cheap to do); only pros on job = reif.conc, carpet.

My best guessitimate comes from gleaning new house prices by the Total SF (better than LivSF crystal balls)

Range should be $154-230/sf, gyp.bd, window, carpet & minimal electric only ... upper # due to size & ability to get to it, pour concrete.


Cheaper option:
expand closet from 5'3" to 80'+ (can then hang on both sides, create cubbies at end) yes, have to move MBa door over
invade MBR as much as possible

Adding on will be expensive. You have a full brick home, so you have to figure that out. You also will have an interesting time with making the roof line right in the back yard. You can't easily come off the back on that side because of the second floor and the covered patio.

Figuring out some way to make this work inside will be way cheaper. I am not sure how high your ceilings are, but another option is to raise the ceiling in the closet if you expand it. This could give you some out of season storage.

Echoing that building out will cost an arm and a leg. Just get rid of the tub and extend the current master closet. Also reframe the closet under the stairs so that it opens into the master.
