In B/CS

Home built in 1991. Windows are original.

One fixed window on a dormer. Aluminum cladding came off. Possible/probable damage to wood behind.

On top of second floor. Very steep roof. Too high up for me to get a good look.

Trying to sell house, need the window repaired or replaced with a matching window.

Not trying to do it just to sell, we may end up staying. (Market sucks right now)

Any suggestions for a contractor?

I had Pella windows on my home. They have a solid warranty and they can usually look that up. If not, they can get a contractor pointed to you. They are very good to work with. I've had sashes replaced under warranty and otherwise.

Give them a ring. They'll help you out.

I work with Pella (not in your area).

Call Pella Houston - they have your territory. I know their leadership and they are good people. They can inspect it - it will be a diagnose fee since it is out of labor warranty. If that is all the damage on it, they can replace the sash. If the frame is damaged, it can't be repaired and would have to be replaced.

Vintage may cause issues because alot of old things were eliminated in the COVID period due to capacity, constraints, shortages, etc.
