I have a rent house that I don't check on very often. Every time I go back over there, especially during a drought, the soil level around the south side of the house is very low and I have to add topsoil around the foundation. I'd like to do something more permanent to prevent this erosion. I have gutters in place. Any suggestions?

The gap should be filled almost to grade with a granular FILL DIRT and topped off with CLAY/TOPSOIL, which should be built up for the first one to two metres away from the foundation, to provide a gradual slope from the house outward.

Experts recommend watering your home at least two feet away from its foundation at least once a week.
Add some drought tolerant evergreen shrubs.

Nonconventional methods begin with a bullrock base, especially if no gutters in play. The remaining steps can be Googled and are similar to the above.

Keep the dirt wet and it won't "lower." Soil expands when wet, shrinks when dry.

that's what has been there....it's a rent house so the tenants don't water as regularly as they should.

I put the watering requirements in my lease with the tenants.

What about a controller that's accessible remotely?

I live next door to my rent house and have the sprinkler controller on my wifi. I adjust it all the and turn it on and off. So if the yard looks bad it is my own fault.

Also I have had responsible tenants that I trusted to turn the sprinkler on and off.

I intended more to add on to your suggestion rather than to say "instead of"

Put in a planting bed with some drought resistant plants or shrubs. Mulch will help stop any erosion and help keep moisture on the soil. Regular watering will be less of an issue once plants are established.

Are there any gutters installed in those areas? Rainwater coming off rooflines will cause erosion.
plus ça change, plus c'est la même chose
