Home build - Post Frame v. Traditional v. Steel

Any insight on post frame vs traditional vs steel builds??

Finally getting a couple acres out of the city and just now diving into the build options. Some questions to start with:

  • Cost comparisons
  • Build timeline
  • Handyman skills but would sub out electrical/plumbing work for sure. Have done some framing/roofing before. Is it worth it to do some work myself or contract it all out?
  • wind/hurricane...what do I need to know for each build type?
  • Ease of financing build types?
  • Full DIY post frame kit...biting off more than I realize??
  • Never poured a foundation for a home, but have done various concrete work in the past (i.e. sidewalks, small pads, etc.). Is this a DIY project for a home or wiser to contract out?

Feel free to share any knowledge you have on the building process in general. First time home build and starting from scratch. Don't have a floor plan yet but think typical open concept kitchen/living room with split master/guest bedrooms.

Looking to build in DeWitt County for reference. Shooting for around 2000sf living space and 1500sf shop space with no preference on attached vs detached.

Residential Architect & some home building since the 70s with 2-cent to toss into what will become a barrel of monkeys and very strong opiinons to come. Long stories to back up my suggestions upon demand but will save you the boredom & try to 10-word-or-less it.

Residence: conventional frame gives best bangs for the buck, making the most sense for your cents
Shop: segregated Morton Building, all metal exteriors; if VERY large & ALL clear span then Mueller all steel
Foundation for all above: local structural engineer (exception: Local architect if footprint fits within a 95ft circle), otherwise, kill the deal ... if the loan banker doesn't first; they must approve the conc.sub.labor

All DIY work will be contained to Clean Up
Next best solution would be that you finish the last 50% ... or less, using the same subs ...

Post frame is for the very rich, forever/party house these days so SOP + false after-the-fact decor

What makes post frame the most expensive?

I have no background knowledge on this, but everywhere I read those are consistently labeled as the lowest $$/sf. Added benefit, in my opinion and preference, are the large spans achievable with the truss design.

I disagree ... perhaps pipe dream to come true someday ahead.

That said, this is YOUR house and doesn't HAVE to make sense or be justified as best in everything, it only has to take care of us (SOP has been vice versa) AND make you smile every morning. If that's timber framing for your happiness & lifestyle, I applaud it. Full steam ahead.
