How far off the exterior wall is the leak? 15 feet like is stated?

I had a drain line repaired for about $3.5K a year ago but the leak was probably 5-6 feet off the nearest exterior wall.

No, do a reroute of the damaged loop. Much cheaper than a tunnel to repair a line that might have multiple leaks. They should be able to open the walls were the manifolds are and test them to find the damaged loop and reroute it with pex.

If the loop solution isn't IT
then I have no red flags about the price
only that no structural engineer has been assigned the duty
of slurry backfill specificaitons, supervision, inspections
of the foundation.

Call Robert Bearden 682-202- and tell him Jason Tiemann referred you.

Is the leak on the hot or cold side of your water system?

How does it compare to your other 2 bids?

We had a loop redone in our old house with no issues. I'd tear out a little excess dry wall and go through the attic if necessary before I would resort to tunneling.

This.

That is the purpose of getting 3 bids; to know what the price should be.

Yeah, reroute the hot water line, especially if you've got attic or access space.

I had a leak last year and reran the entire house with PEX in the attic. The total cost was not much more than your quote. Do not spend this kind of money to fix one leak. You have 2 real options:

1, replumb the entire house through the attic and spend a lot of money (mine was ~8k) and all but guarantee no more leaks for the next 20 year

2, fix only this leak by running PEX to the necessary fixtures, spend a little money, gamble that this leak is a one off and not the first of many to come in your old pipes. And if you lose the gamble, you didn't waste money on tunneling and backfilling and you have already done part of an entire replumb

To note, in our big remodel, we have all PEX installed in our attic and it survived for 36 hours without power during Snowmageddon. I did develop a pin hole leak about a year later, but based on location and the leak, I don't think it had any relation to the freeze (which we never lost water pressure anyway). Big fan of PEX for ease of install and flexibility for retro-fitting.

You are correct. I highly doubt the freeze made a pinhole leak in pex
