Anyone got some ideas on how to create privacy (using landscape, etc) with a neighbor in the FRONT YARD?

These walls are very popular in Mexico, and have broken glass mortared atop the wall for a trespasser deterrent.


Are you trying to screen out the entire front yard? In an effort to screen off someone else, you may make your place look like a psychopath lives behind the walls/shrubs.

I think you already answered your own question. Shrubs/hedges. There are a few yards in my neighborhood with hedges "dividing" the lots from the fence line out to the sidewalk. There are a few others that have so much shrubbery that you can't even see the front of the house from the sidewalk.

I'm sure you have a good reason, but I would not want any of that in my front yard. The houses blocked from view by the sidewalk/street are especially stupid looking.

I would love to just put up a 7-8 ft fence running away from the house out to the street, but the HOA is not going to go for that; it's wishful thinking.

I don't think hoas can stop you from putting fences in your front yard in Texas anymore.

There is also a gas line that runs from the front corner of the house out to the street. I wanted to plant a hedge or some Italian cypress...but afraid the roots will get down to the gas line.

You don't have to go to Mexico to see walls with glass in them. I looked this house up on CAD once and the owner owns a crapload of fast food joints. Definitely looks like a psycho with expanded metal fences and broken glass atop the wall around his mansion.

I would prefer a simple large tall hedge… with a short root system.

They're standing in their front yard staring at you? I don't get the expectation of privacy in your front yard. Its not really a thing in the US from what I've seen.

You know what would really piss them off? Ignoring them. They'll get bored eventually. If I were trying to piss you off, I would consider getting you to take on a construction project a great accomplishment.

What about posts with lattice work and plant nice smelling bloom evergreen vines like star jasmines and honeysuckles? Although, you've got to get the drainage issue fixed or any roots will fail. If you have a bad neighbor, you can't trust them to poison your plants just to mess with you. I've had that kind of neighbor and it sucks. They now sell real looking plastic vines as an alternative.

For evergreen shrubs, Italian Cypress, ligustrums, oleanders, Hollie's and Wax Myrtles.

How's cannot stop you from building a perimeter fence.

They can control/advise on aesthetics but a security fence is allowed.

I wouldn't worry about roots and a gas line. But that does seem like a pretty long term return waiting for said hedges or bushes to get tall enough and big enough for privacy. Now we need to get the deets on neighbor habits that are the annoyance.

I'm on the architecture board for my very limited HOA, and we have fence setback restrictions in our 1960s-era deed restrictions.

Would be interested to see what these comments are based on.

Copied from another site below. My understanding is the state laws supersede old deed restrictions.

Senate Bill 1588:

Homeowners anywhere in Texas will be allowed to put up a perimeter fence around their property for added security (front, sides, and/or back of homeowner's property). The law specifically states that homeowners associations (HOA's) cannot restrict it (i.e: New fence/gate around homeowner's front yard/driveway). Homeowners associations are allowed to enforce covenants which mandate the type of fence material that must be used. If required by the HOA, homeowners must obtain prior approval for the material of any new fence being built, but not the fence itself. Replacement of established fences (i.e: backyard fences) with existing material, do not need prior approval.

So by that amendment/ change letter of the law you can put a fence around your front yard as well as security cameras?

Then your special HOA can require their approved materials allowable and ….? Height of fence?

So height of fence is a strange one. They can really only regulate materials/design.

But the law is written as a security measure, an HOA up around Lake Livingston told a homeowner his fence had to be less than 3' off the ground, his lawyer who was interviewed said that's ridiculous and if they take action against him they will sue to HOA as a 3' tall fence is not secure.
