Foundation repair cost?

The wife and I are looking at buying another home. Upon walking around the house, we noticed that ceiling repairs had been touched up, probably due to sheetrock seam repair. It does have some foundation problems that were on a previous inspection. It is on a slab and only 6 years old. My question is how much are the foundation repair companies, and are they pretty permanent after they are completed, or will there continue to be problems. TIA

Some foundation fixes already done, and more needed. On a 6 year old home. I'd run away.

General location? Shrink swell clays or decent bedrock close to surface? Agree with above, that's a pretty young foundation.

Spring Tx. Our realtor had pulled an inspection from 2021 after we saw the repairs to the inside. It did mention foundation problems, but nothing was repaired as far as we know.

Is this for a primary residence or a rental? Either way I always liked houses that have foundation problems because I can get them at a discount and fix them

Maybe Anchor Foundation Repairs will weigh in on this to give an ideal answer.
Until then, can report from Aggieland, who has P.I.s from 20-70+ (more is worse) that slant conc.piers best service repairs here and the warranty to come back to re-level for free was 2 years in my memory.
For spec.houses ~1800LivSF, the cost was ~$12,000 in-the-day.
That said, the inflation/COVID/materials/labor costs changes ... I can't keep abreast these days.
Seems like a dollar burger is now $6, for crying out loud.

Soooo the how-long has no crystal ball, even IF we had soil samples, water management education, weather forecasts dependable, et al. Some are good forever, others need chronic attention.

You might have a high IQ sprinkler system guy there that can set you up with perimeter soaker system w/moisture monitors that may also be a continual fix. Slabs-on-grade need consistant moisture to lift those thirsy corners that create internal cracks.

Let us know what eventually works ...

Thought about offering 50k lower, but not sure what foundation repairs cost or how long they last. That is the reason for the post, not knowing what foundation repairs cost or if they are permanent.

We're in the pearland area, and just had 8 piers installed on our foundation about 3 months ago. We received estimates from 3 companies, and they each had similar repair plans that ranged in cost from $4k-$6k.

I'll start by saying we don't work in that area, so consider the info provided as helpful info to get you informed and educated while ya'll make a decision on this home. These are good questions, we have them covered and more on our Learning Center.

Here's a quick primer on foundation repair costs. Be sure to use some of the embedded links for even more cost content that will help you make an informed decision.

Here's a link to Houston area foundation repair companies that we recommend (Yes, some of them even work in BCS and our other service areas.)

My rule of thumb is that we don't want to work on anything less than 2 years. 6 y/o home is still pretty young, and something to be aware of, but I wouldn't let it bother me if everything else was right i.e., price, location, neighborhood, neighbors… (easy for me to say though since this is what we do!)

Will there continue to be problems? Shouldn't be if the job is done right, with the right technique, and the right crews. Our soils are powerful things, and we can't overcome all the effects of droughts, monsoons, poor construction, drainage, gravity… and this is why you need to make sure if you decide to do repairs that it's with a good company that has a warranty / service agreement and will be there in the future if you have problems.
