Recommendations for Privacy Landscaping-Houston

We've recently learned a commercial property behind our fence line will be erecting a 30 ft storage facility immediately behind our fence. Being we're in Houston with it's lack of zoning laws, there's not much we can do to fight the building going in so close so we're looking into options for tall and fast growing evergreens or something to make the back of our property line a little more slightly and camouflage the big beige monstrosity.

That being said, anyone have similar experience in Houston and found something that works well for our soils/climate? We also have two large oak trees that will keep them kind of shaded to the west and the sun will set directly behind them/the building on the east so they'll have little direct sun after afternoonish time. Basically looking for something hardy, fast growing, and doesn't need direct sunlight all day.

Check into see what buffering requirements they have for that development. Typically when commercial abuts residential, there is various buffering that is required: this can be screening walls, landscape buffering, or buffering of a building being so many feet off the property line.

Houston, as you mentioned, may be less regulated in that regard, but at least worth looking into what will be required of the abutting development.

Can you increase the height of your fence?
Then soldier some trees down your fence line within a 30" wide landscape bed.

Make sure they're grading the parking lot the other direction.

Usually the Fire Marshall requires at least 15ft FIRE separation between ALL buildings, so that's your first call.

This black thumb's only answer to such strict specifications might be Chinese Pistache.
If they night be a good neighbor, they might not object to yhou growing vines on their wall; a) aesthetics for you, b) less energy bills for them ... am skipping the negatives for now

I know it's not what you asked, but have you considered leaving the view open, getting a projector, and turning it into your own personal outdoor movie theater? I'd come over to watch a movie on a 500 inch screen.
