Got a new roof last summer after some bad storms in College Station. I noticed a leak recently on the ceiling in my living room. Looks like it's located right under a solar attic fan on my roof. I figured that's where the leak is. I called the roofer that did my roof about 3 weeks ago. He said he would be out later that week. Gave me the day and time. He no showed and hasn't responded to calls or texts over the past few weeks.

At this point I think it's a lost cause trying to get him to come out. Anything I can do? I know he mentioned some kind of warranty. I hate to hire someone else and have to pay them to fix it when the original roofer should fix it for free.

Any recommendations for roofers in CS to call?

DONT GO BAD REVIEW….yet. Some Roofers like are cocky little cusses and this threat will be counterproductive right now.

You may not get far but if you can even get him to answer his phone, see if y'all can work out a deal where you get someone else to fix it and he eats the cost. Does he have a main number or is it a one man show or what? Hard to say what the actual issue if without seeing but it couldn't be too hard to fix I wouldn't think. As stated above, they shouldn't be that busy.

Otherwise, as hard as it is going to be to do, call him and be super nice about it. "Golly gee, we got all this damage and I'm really worried about it. I know you're super busy and I'm just a little old customer but Man if you can come take a look, that would be swell. You're pretty much my personal Jesus and the best in the business, I don't want anyone else messing with this. Also, my 13 cousins need a roof and I'd like to meet up

Lay it on thick. If he's a rep he likes his ego, if he's the owner, he likes being appreciated. Its not cool but it may be your only chance.

THAT SAID…

If you don't get a resolution in about 3 days, drop a ****ty review and call a reputable company to have a look and get an estimate. Rain is likely coming by the end of next week. If it's less than 500, knock it out and then send the bill to your old roofer and see if you can get some satisfaction that way. Roofers are a dime a dozen and while it kills me to have a customer with an issue, some simply don't give two craps about it after they've been paid.

I'd email him as well so you have a paper trail just in case this gets out of hand and you have other collateral damage that comes up. There is always the legal route.

What is the normal warranty on a roof for a leak like this?

There is no normal warranty. Some people do one year. Some are two year. Ours is 5 years. But sometimes I'll do 10 year if a customer wants extended coverage through the manufacturer.

My ten year are generally through the manufacturer, which like any warranty, has to be installed per their requirements and branded materials and it must be registered. These are nice when done by a certified roofer because it is independent of the roofer, so if he no shows or goes out of business, Owens Corning, GAF, etc are still standing behind the work.

I'm glad you got a hold of him. These things do happen. Every hole in your roof has the potential to leak, even when roofed properly with all the right parts and the right techniques.

Skylights are up at the top, next to additions, poor architecture, air hawks set under eaves and then all other penetrations here and there especially as they age.

The roofer who put on my roof came last thursday. I asked him why he hadnt got back to me in the past couple weeks. He said he had a last minute 2 week vacation that he took to Montana. Which if thats true he still could have told me he wasnt going to make it out 3 weeks ago when he said he would. Also he had told me he had someone come out to my house to check it out which I doubt. I checked the outdoor cameras at my house and would have caught if someone got on the roof. He looked at the spot I think its leaking from in the attic. Said he had a guy that would be back at 11am to get up on the roof and fix the issue. The guy never showed up to fix it. Called the owner twice and texted but he didnt answer. So I had someone else come out today to check it out.

The roofer I had a bad experience with was On Top Roofing- Jud Allen

I am not sure if he was really gone or not. I drove by his house twice while he said "he was gone". His truck was there 1 day and gone the next. So someone was driving his truck.

I was just being snarky. Potlicking is a term I used for my fishing buddies when they show up late to Wade fish after we caught all the good ones. They get the leftovers. They get to lick the pot rather than eat the main meal cooked in it.

I figured maybe he ran up there to pick up a few extra roof deals that may be leftover. He can't just roll over to Florida and do that.

You may be able to easily fix it yourself. Especially since you know where it's leaking.

One way to do this is stop by one of the roofing distribution companies ABC, Southern Shingles or Beacon and find some of the people they recommend. The people running those branches will generally know just about everyone worth while in town who is doing business.

I work where people need me to work, unless you are out of state in which case I find another PM to help inspect. Our corporate office is in Houston. If you are at 20 years, you are ready for replacement. However, I have one of my guys that does repair work 'on the side' to keep costs down. Shoot me an email with your address.
