Question about Asiatic Jasmine

Edit to add we are in northwest San Antonio near Shavano Park.

We have asiatic jasmine in our front yard under some oak trees. It was looking pretty rough this past year even before the freeze. I wanted to wait until warm weather hit to see how it did, but it's still looking rough. I'm seeing a few green leaves, but it mostly looks like a tangled mess and is thinner in some areas than I remember it being in the past (again that started last year)

It looks the same for others in our neighborhood, but I'm wondering what might be going on. It constantly gets clogged with leaves from the oaks. There has been a fairly thick layer on them for awhile. Did they potentially choke it out some? Is there something else going on since it's affecting others in the neighborhood? It's always been really low maintenance until now.

We're getting ready to sell our house, so I'm trying to decide what I should do to make everything look as good as possible before we list it.

Probably didn't like the freeze, but the oak leaves certainly don't help. They will choke off quite a bit.

Clean out the leaves, weedeat it close to the ground, fertilize, water, then let Mother Nature do its thing.

It's winter damage/killed. Tear it out and mulch or sod. Without seeing a broader pic if you absolutely felt like you need to replace it with something maybe potato vine would work. It's an annual groundcover and grows very quickly. If you want to go the extra step make sure the root flare of the oak is properly exposed. (I'm guessing it's not since it's been buried in Asian Jasmine for who knows how long.)

Thanks all. I'll definitely get the leaves out ASAP now that I've got the rest of the yard cleared. I may give it a bit to see what happens, but ripping it out and putting down mulch and other stuff may be our best bet to get it looking good quickly.

Even if the jasmine survives it won't fill-in fast enough. It would help to see a broad view to give more accurate advice but I think less is more in this situation.

Few more pics below. Got a lot of the leaves out. It was always thicker in some areas than other if memory serves, but it's looking pretty sad right now. Thinking I'll have to tear out at this point. A lot of the green isn't from the jasmine but from weeds and whatever else was growing in here.

Yeah, just rip it out and mulch. Plant potato vine if you want to get something going. I'm assuming the trunks in the first pic are the oak(s).

I started trying to tear mine out and it's turning out to be a bigger job than I realized.

Yep those are the oaks. I ripped up everything around the oaks yesterday since I figured I needed to pull it all back from them no matter what.

Ulrich, I just used a shovel to cut a path around where I want to rip things up and then started loosening it by sliding the shovel underneath it. I was usually able to pull up a good sized section all at once that way. I've got a lot more that I may have to rip up though. Between that, other areas I need to clean up, and then putting down mulch, I think I may hire someone to help out.
