Curious if anyone has a good system of keeping up with monthly/seasonal preventative maintenance for a house. I'm terrible about forgetting things like replacing vents, cleaning the dryer hose, replacing batteries in smoke detectors before they go out, etc. And then there are things that I've never even done like flush my hot water heater that I'm curious how often it should be done.

Even if I could hear from the forum on what you actually do for regular, preventative maintenance i can just build a calendar for it. Monthly, quarterly, annual, inside and outside, best time do it, anything helps

I used recurring reminders in my phone's task app. The home related ones I have scheduled:

- Preemergent annually
- Aerate bi-annually
- Install hose bib covers annually (before freezing)
- Fertilizer in March, June, August
- Replace AC filters every 4 months
- Flush AC drain annually
- Clean out dryer vent and check my booster pump in the attic annually
- Operate water heater relief valves biannually, flush tanks annually
- Clean fridge and freezer coils annually
- Check oil in fleet every 4 months
- Lubricate garage door annually

Twice a year would be semi- annual

Biannual = 2x/year
Biennial = Every 2 years

Twice a year. I own an aerator, so I probably do it more than most. Plus we've got really bad clay here, and it helps a lot.

To others - I go by Oxford which says that Biannual is twice a year.

I've actually never seen Biennial. Thanks for that. I assumed Biannual suffered from the same problem that bi-weekly has, which, can be used to mean twice in a week or every two weeks.

Probably too much to some people but I replace the batteries smoke detectors every 12 months

Dang, the actual smoke detectors, or just the batteries? I forgot to add that I replace the batteries annually, and check the manufacture date and replace if older than 9 years. Also check the carbon monoxide detectors at the same time.

My Dad taught me to do stuff based around the major holidays.
  • Fertilize the yard on Easter, Memorial Day, Independence Day, and Labor Day.
  • Change out filters, including cars on Labor Day. He called it the day to do labor because that's when he would do the pool filter.
  • Trim trees on Presidents' Day
  • I have a few things like the filter on my refrigerator that are on Amazon's subscribe and save. So when a new one shows up at my house I replace it.
  • Anything that's twice a year I do on the first day of Spring and the first day of Fall.
  • Anything yearly I do around extra time off at Christmas holidays.
