I need to have some changes made to my garage and am looking for advice and a contractor. It is a 2 car garage with a side room (pics below). I want to be able to use the side room as an area to put a grill and maybe a TV, and would like to be able to use the garage as a seating/entertaining area. I'd like to do the following:
-add a full width garage door on the back side of the garage
-tear out the walls of the side room to leave just the roof. Would need to add beams and supports
-add a 10-15' roll up door between side room and garage.

The goal here is to be able to open everything up for cookouts/parties, and also be able to keep things locked up inside. Any recs for contractors or advice for this project? The garage is not in great shape, so I hope this project is at least feasible.

It looks like you need a new roof/siding so I'm assuming some of the wiring is old and in bad shape. I wouldn't be surprised if it's almost as cost effective to tear down to the slab and rebuild. What is your budget?

Thanks for the feedback. Yeah, the siding is bad in spots, but most of it will be removed when I tear the exterior walls out from the side room and put the garage door in the back. The wiring is actually good. I had it inspected before I bought the house in November and there were no issues with electrical. I'm not too concerned about the roof at this point. It doesn't leak and realistically the house might be scraped when I sell it in a few years so I don't want to spend too much replacing it as long as it is structurally sound. How much do you estimate scrape and rebuild for a garage would cost? Budget sort of depends. I'm hoping to keep it under $10k, less if possible.

A $300 pressure washer would be my first investment if I were you.

Fair enough, it definitely is an eyesore as is. I plan to clean and repaint when everything is finished though.

Following along. Also curious a rough estimate for tearing town and rebuilding a 2 car garage.

My buddy has about 30k in his boat garage right now; but that's a ground up project, not existing slab. Figure he paid about $8/SF for concrete so he probably has about 20-23k in framing, weatherproofing, roofing, plumbing, electrical, and siding. And that's with him doing a majority of the work.

Location is D/FW.

Thanks for all of the feedback. I talked to a co-worker who framed houses in a past life and he told me the expensive part will be the two load bearing walls (side wall and dividing wall between garage and side room) and will vary based on whether I choose to go with exposed beams or built up beams and siding across the top.

Does anyone have a recommendation for a good contractor in Houston?
