Switching Washer Dryer

How long do you want to ignore this user?
I'm looking at buying a new house. My wife is asking how difficult it will be to switch the plumbing and dryer vent sides. (I already looked and the doors of her set up cannot be switched). How much do you think it will run me to get someone out to switch them and then patch up the drywall etc?

Might be a bit more than you think, since if you're not DIYing you have two trades involved + drywall. The dryer vent, there would probably be a workaround to use the original location with some 4" metal pipe since you wouldn't be adding much to the length of the run. The plumbing is probably the easier of the two, especially if it's PEX. Electrical depends on whether you would be ok with a couple of junction boxes since odds are against there being enough wire to move the two outlets.

WHy not just buy longer hoses for both. That's what did at our house.

I was getting ready to say I've never seen long dryer plugs but of course, Amazon sells them.Long washing machine hoses are probably easy to come by too, and it wouldn't be difficult to deal with the dryer vent though it would mean the W/D would stick out about 4" from the wall.

I had considered longer hoses/cords but everything ive ever been taught is never use an extension cord type set up on something pulling that kind of power. We're going to be doing a fairly extensive reno to the house and will have all trades in the house and around. Was just curious if anyone had a guess. And i wish i could just buy new washer and dryers but i literally just bought these for the last house then found out we were moving.

Haven't bought the house yet. Trying to work in all my costs to get it where i want it before i finish negotiations. Otherwise that is absolutely my plan. And if they want to much i'll figure it out.

Washer Supply and drain hoses are available in extra length. less than $20 each on Amazon. Relocating water supply and drain would be expensive and would include significant plumbing and drywall work.

Washer plug is probably within a reachable distance. If not, relocation is fairly inexpensive. Just blank off old box and feed new box from old box. No drywall work needed, most likely.

Extra long dryer plug can be purchased on Amazon also.

If on an exterior wall, the dryer vent can be relocated easily. More costly if brick, but doable. Only mess is what to do with existing hole. It may be close enough to use with a longer hose, but too long risks not being able to push hot air out and clothes won't dry.

As far as pushing out washer to make room for the dryer vent, both units are the same size, presumably, and you were going to leave the dryer away from the wall to run the vent anyway. My washer and dryer are set according to the space I needed for the dryer. In my house, the biggest issue was if I could get them snugged up against the wall enough to allow the door to my garage to open.

Thanks for all the suggestions guys. Looks like it may not be an issue after all though. Got back the inspection report and it aint pretty.

Radon levels at 8 times the legal limit.
The furnace is shot.
They said there was an ac system (there isnt)
few thousand dollars worth of electrical work necessary
a thousand in plumbing repairs
multiple thousand in outside washout issues

basically its a night mare scenario unless i got them to come down another 40k (i've already talked them down 71.5k

and i know the next response is then why were you worried about washer dryer connections. The simple answer is all these things were well hidden and i had no idea they were there (we're in wyoming so AC is built in to furnace mechanical systems sometimes)

In a technical sort of way, heating is air conditioning.

Yeah I wasnt talking power my cords both reached. I was talking about the water lines and exhaust for the dryer.

Post a link to the place - there have to be some redeeming qualities out you wouldn't have gone this far. How old, is it some kind of unique architecture or location?

Nothing really special about it. In fact a lot will be renovated. The problem is that real estate is very scarce up here that is priced even semi reasonably. The best part is the acreage and the shop.

thats actually a pretty decent price for up this way, especially if you talked them down to around 300. I'm assuming the house needs work, since it doesnt really have interior pictures. Radon issues are a big there here as well, though if I remember correctly, its not a horribly expensive issue to have fixed (less than 2k typically).

Personally, I would still consider it, and ask that the price either be reduce by another 10k for issues, or the sellers fix certain ones prior to the sale- keeping in mind that it may not appraise with some of those issues not fixed anyways.

Our house said AC system as well, and all it had were window units. We plan to put in ductless before we sell. If you can pipe in a few pellet stoves or wood burning stoves, it could help for this winter at least, so you can take the furnace issue into account next year (or get a tax deduction if replaced this year with an energy efficient alternative).

I'm going to go back and decrease my offer. Shes going to have major issues trying to sell this house and i know for a fact im her only offer. We've got a couple contractors that are bidding the job. If i can get the right numbers ill probably still do it. Hopefully she really wants it gone

Ok that explains it. The radon comment really got me wondering because most people here are in TX but I never heard about that many issues with it over there.

I'll second histag's comments, and the shop and acreage seem pretty good too. With winter coming hopefully the seller realizes the odds of another serious buyer coming along are not in their favor.
