thats actually a pretty decent price for up this way, especially if you talked them down to around 300. I'm assuming the house needs work, since it doesnt really have interior pictures. Radon issues are a big there here as well, though if I remember correctly, its not a horribly expensive issue to have fixed (less than 2k typically).
Personally, I would still consider it, and ask that the price either be reduce by another 10k for issues, or the sellers fix certain ones prior to the sale- keeping in mind that it may not appraise with some of those issues not fixed anyways.
Our house said AC system as well, and all it had were window units. We plan to put in ductless before we sell. If you can pipe in a few pellet stoves or wood burning stoves, it could help for this winter at least, so you can take the furnace issue into account next year (or get a tax deduction if replaced this year with an energy efficient alternative).
